Public rental housing is the basic types of affordable housing in our country. At present,the migrant workers, the fresh graduates and the previous "sandwich class" has been incorporated into the scope of insurance coverage. With the gradual expansion of the groups coverage, public rental housing gradually becomes an important methods to meet the basic housing demand.Cause the public rental housing and low-rent housing has been merged in 2014, the security coverage coming more widely.However, people put forward new requirements for public rental housing in policy formulation and implementation,because the income level,the ability to pay and the demand has a big difference.There are many problems in merging,such as the rent price standard lacking of specification,not to distinguish the demand object,simple subsidy standards.Of course,the city of Taiyuan is the same.Therefore, this paper mainly focuses on how to scientifically and reasonably develop the issue of public rental housing rent standards,and take Taiyuan city as an example for empirical analysis.The sustainable development of public rental housing can not be separated from the reasonable rent pricing.We need to prevent that the rent is too high to guarantee policy effectively, or too low to make the finance has a lot of pressure.So the rent pricing mechanism should comply with the principle of fairness, efficiency and sustainability.This paper makes a comparative analysis of the three main pricing methods on affordable housing at home and abroad, summarizes the advantages and disadvantages of various methods, and provides experience for the establishment of a comprehensive pricing model on public rental housing. Based on the principle of public rental, taking into account the factors that affect the price of rent, the comprehensive pricing model of public rental housing is built.The model mainly through the residual income approach to estimate the benchmark rent, using the inverse distance in IDW model to estimate the location difference.The revised benchmark rent will be in affordable inspection and continuous inspection,in order to obtain suitable rental pricing standards.And as an example, Taiyuan public rental project use the comprehensive pricing model to empirical analysis, to calculate the actual situation in line with the Taiyuan rental pricing level.Finally, to address the problems of Taiyuan rental pricing, we need to put forward the corresponding measures and policy recommendations to help the public rental housing’s development.
