The domestic construction industry has gained rapid development but also to the tremendous pressure on resources and environment. Green building as a new construction industry development mode has a unique function, but ordinary buildings do not. This can effectively achieve the harmony and unity of architecture development and natural environment. It has become the inevitable trend of China's construction industry sustainable development the road. In the process of development, it is still affected by many factors, among which the incremental cost of green building is a very important problem. But it cannot see the relevant researches mainly focus on the incremental cost of construction at present. Because of more features and benefits costs increase the acquired, especially on the relationship between the incremental cost of green building and green building value increment function and less involved. So we need to be further discussed to increase the green building life cycle of incremental cost, and whether the increase in gain of function matching.The paper takes the whole life cycle of green building value as the research object, and summary on the domestic and foreign relevant green building research. On the basis of the introduction of the connotation of green building incremental function, comprehensive benefit increment analysis of whole life cycle of green building, and the decomposition of total life cycle, select the "green building evaluation criteria" of indicators as the increment function. The incremental effect and function of the corresponding decomposition to determine the weight increment of full function life cycle, and calculated of green building incremental function coefficient, determination and analysis of increment function coefficient matrix.On the basis of the connotation of green building life cycle of incremental cost and characteristics, determined the benchmark building cost, and analysis on the influencing factors of green building life cycle incremental cost, using the index estimation method and the method of engineering quantity list, full life cycle to quantify the incremental cost, calculate the incremental cost value, and construct the incremental cost of green building coefficient matrix.According to the principle of value engineering, on the basis of the above analysis, to determine the green building incremental value matrix, and using the ABC class analysis method, to analysis and processing of intuitive decision-making. According to the value of the elements of the matrix to determined the modified value of the region. According to the regional factors of value and value improvement, to realize the maximization of the green building project value.Taking Shenyang Wanke Lanshan project as an example to verify the feasibility and validity of the application of value engineering to green building life cycle.
