As China's economic development has gradually entered a new normal,the real estate development industry has gradually become calm with the development of the country's housing price control policies.Under such economic and market conditions,the competition among real estate development enterprises is becoming more and more fierce.The traditional construction management mode and cost control mode can not meet the needs of real estate development enterprises in the new normal.Real estate development enterprises are on the road of innovation and development.It is facing an unprecedented test.Building Information Modeling(BIM)is considered to be one of the most effective tools to improve the production efficiency of real estate development projects.Therefore,applying BIM and scientific management methods to improve the cost control level of enterprises is the current research of real estate development enterprises.Important topic.At present,only a few real estate development companies apply BIM for cost control during the construction phase,and BIM has a wide range of applications,insufficient depth and unclear benefits.This paper analyzes the literature and consults relevant experts to explore the main reasons why the BIM application value in the cost control of the real estate development project is difficult to play.Design solutions to form apractical application method for real estate development projects during the construction phase.Measures to promote the widespread application of BIM in the cost control of the real estate development project construction phase,and improve the cost control level of enterprises.This article mainly studies the following:(1)Explain the connotation,main features of BIM technology,the origin and development history of internationally accepted IFC standards,the relationship between BIM and IFC,and briefly introduce the composition of project construction cost,cost control principles and cost control methods..(2)Explain the traditional cost control methods in the construction phase of real estate development projects and analyze the existing problems.In order to solve these problems,BIM technology was introduced,and the cost control method based on BIM and application value were introduced.Finally,through the comparative analysis of the two cost control methods,the changes brought by the BIM technology to the cost control mode of the real estate development project construction stage are obtained.(3)Analyze the problems and causes of BIM in the cost control application of real estate development project construction stage,use the triangle fuzzy number analytic hierarchy process to create the index system of influencing factors,and find out the application of BIM in thecost control of real estate development project construction stage Factors and analysis of key influencing factors.(4)According to the analysis results of influencing factors,formulate the implementation plan of BIM in the construction phase of real estate development project cost control,construct the cost control organization structure and workflow based on BIM,and design the BIM cost control system model.(5)Taking a real estate development project in Fuzhou as an example,analyze the application of BIM in the cost control of the project construction phase.Firstly,the organizational structure based on BIM is constructed according to the actual situation of the construction site.Secondly,the workflow of the cost control in the construction phase and the advantages of BIM application are introduced.Finally,some suggestions for the application of BIM in the future are put forward.
