Nowadays,the global warming and carbon emissions reduction have become a major issue of common concern in the current society.As one of three major energy consuming industries,the construction industry is also an important source of the greenhouse gases.For the same type of building,the difference in energy consumption can sometimes reach several times,resulting in greenhouse gas emissions gap is also very obvious,showing that the construction industry has great potential for carbon reduction.From the perspective of low-carbon concept,the popularization of green building is imperative.However,investors tend to focus only on immediate interests,only to see the early additional cost inputs of the green building,but ignore its good environmental performance and long-term benefits.This paper introduces the carbon emission factors in the cost-benefit evaluation of green building.By highlighting the carbon emissions reduction and quantifying the value of C02 emissions reduction,the paper changed the one-sided analysis of past benefit analysis and restored the real benefit of green building,and reduces the real benefits of green building.The effectiveness of the technology evaluation focus on its contribution to reducing carbon emissions and the environmental protection results.At the same time,it pay attention to the application of with and without comparison method in benefits evaluation and emphasized that building is not a simple pile of low-carbon technology and energy-saving equipment,but should highlight its environmental results of contribution to reducing carbon emissions.From the perspective of life cycle carbon emissions of building,the paper analyzed the sources and influencing factors of carbon emissions of each stage,strengthening the content of carbon emissions in the early stage of building life cycle,including building materials stage and construction process,and build a green building carbon emissions measurement model,to prepare for the carbon reduction calculation and benefit evaluation.To accurately calculate the incremental costs and benefits,based on the low-carbon technology and green building evaluation system,the paper summarized commonly used low-carbon technology.Combined with the main path of carbon emissions from the material flow and energy flow,the main carbon elimination part is divided into low-carbon materials and low-carbon technology including water resources and power resources consumption,heating energy consumption and renewable energy use,etc.,to establish energy saving and emission reduction accounting model.Based on the theory of cost-benefit analysis,this paper put forward two accounting methods and the applicable conditions of incremental cost of green building.From the point of view of investors,it identified economic benefits,carbon emission reduction and emission reduction value of incremental benefits.Economic benefits is a direct result of energy conservation and resource of cost savings,and the carbon emission reduction benefits are divided into reduction from water-saving,electricity-saving,energy-saving,and materials.Based on the concept of carbon emissions trading,it added the emission reduction value parameters to cost effectiveness analysis.Finally,the proposed evaluation method and model are applied to specific building examples.Taking the low carbon concept as a guide and combining with the building example,this paper analyzed the main carbon emissions reduction path and calculated the carbon emissions of green building.And then it further studied the economic and carbon reduction benefits of green building due to low-carbon technology,making the evaluation result more quantitative and providing theoretical basis and practical guidance of green decision-making for investors,contributing to the development of low-carbon economy.
