The real estate industry has developed rapidly with the continuous growth of China’s national economy and the accelerated process of urbanization in recent years.The competition between real estate industry is becoming more and more fierce.At the same time,foreign real estate funds are actively preparing to enter the Chinese market as accelerating of the economic globalization.In order to survive in such a fierce market environment,it is necessary to strengthen the management of real estate developers,especially project management.The level of project management directly affect the market competitiveness,the project cost and other aspects of the whole project of real estate development.Effective project management is conducive to improving the economic benefit of the project,which is an important guarantee for the successful implementation of the entire development project,and it is also one of the important links to improve the efficiency of project development and product quality.At present most of the real estate enterprises are from the transition of construction enterprises,which has become an irreversible trend in the industry.However,it turns out that extention of contractor project management for the real estate enterprises project management mode is completely unable to adapt as the real estate project development of engineering project management.Construction enterprises,focusing on "quality,process plan,cost control method",establish the "product quality,progress,profits" management system.The change is subject to the enterprise investment direction and scale of the project.This requires enterprises from various aspects to improve,such as development strategy,business concept,management level and etc.So the project management level directly influences the whole market competitiveness of real estate development project and the project cost and other aspects.Effective project management helps to improve the whole economic benefits,which is considered as the important guarantee of the successful implementation in the entire development project as well as one of the important part of improving project development efficiency and the product quality.By taking the reformation of the enterprise engineering management mode of real estate as the main line,this thesis makes a comparison of the changes happened in WD Company before and after the application of modern project management by referring to the specific cases so as to show this company has made great progress in both management efficiency and the real income.The study concentrates on illustrating the following aspects.Firstly,the thesis presents a review of the advanced theories in and abroad,and points out that the enterprise engineering management of real estate is the application of modern project management in the field of real estate.Secondly,the thesis will analyze the various disadvantages of the traditional project management by referring to the cases in WD Company.Thirdly,through the application of the advanced management theory and by referring to the application practice,this thesis will focus on demonstrating how WD Company improves its operational efficiency through the process reengineering.Fourthly,this thesis will draw a conclusion of the achievements made after the reformation of the management mode,and it will provide the direction for the future research as well.The study and the analysis of the enterprise engineering management mode of real estate is a reference to the similar enterprises in the transition period.
