Study On The Renewal Mechanism Of Urban Commercial Area In Taiwan Region Of China

Because involving the development of the economy,industry,and the success or failure of urban transformation,business district renewal has been a positive exploration and key problem to every country.In the Taiwan business district in order to adapt to the development of economy,industry changes,aggregation and meet the consumer concept of city population change,the new business district in the city have to development on the stock and save the decline of the original business area.In mid eighteenth Century Taiwan began commercial district renewal,however,build new business district,or the traditional business district development,not only to solve the building,economic and industrial development space,but als o to solve the multi stakeholder coordination problems.Faced with these problems,Taiwan in the development of decades of exploration has accumulated some experience and achieved certain results,the business district renewal has obvious characteristics of many types and high activity,also improve the urban economy,urban cultural heritage,and has become an integral part of the overall urban renewal.According to the Taiwan update experience,this paper mainly through fieldwork and literature analysis method to study how to mobilize multiple stakeholders to participate in the commercial space,energy and industry update,for the mainland to provide certain references to business district renewal mechanism,prompting the mainland to update from a single developer to multiple participation,from focusing on the space to update to the merger industry,cultural updates..The research content is divided into three parts:(1)By combing the Taiwan urban renewal,the development process of the business district and the driving factors of the development of the business district,the analysis obtains Taiwan urban renewal in the context of the business district to update the type,the typical representative of the case and the problems faced;(2)from the incentive system,implementation system and security system three combined with the specific case analysis to make a unified multi stakeholders Business District update mechanism;(3)the advantages and disadvantages of the above analysis,further summarizes the upd ate mechanism based on the business district of Taiwan.Finally summed up the characteristics of the update the business district of Taiwan to show multiple types,high activity and participation is mainly composed of the following three reasons: flexible incentive means to promote multi stakeholder participation and enhance business district environmental quality.The implementation of diversified system of public participation and stimulate the update multiple types of business district and planning management platform wide organization participation,perfect the law and the opening of the commercial district security update activity.At the same time,Update the internal power shortage,complex land rights seriously hinder the update and it can not be a piece of updates which are problems in the renewal of the Taiwan business district.
