This report takes the Chinese-English translation of premises leasing contracts signed by and between Shanghai Electric Property Co.LTD.and a company as an example.to explore and discuss the methods and technics of legal texts by concentration on writing elements of Chinese-English translation of premises leasing contracts.Meanwhile,the premises leasing contract has the same features as other legal contracts.The author aims to briefly analysis lexical feature and syntactic characteristic of the source text under the guidance of “ Functional Equivalence Theory",summarizing the general rule of premises leasing contracts.The functional equivalence theory holds that only when the relationship between receptor and message is substantially the same as that which existed between the original receptors and the message will it be called that the purpose of translation is achieved.As the two or more trading parties who sign a contract come from different countries,it is necessary for translators to fully know cultural customs and ways of thing,the linguistic characteristics and expression habits of the country of the target language.Based on the analysis aforementioned,this essay puts forward how to use the ancient words accurately;how to achieve speech conversion,parallel use of synonyms and choose modal verbs appropriately on lexical translation for premises leasing contracts.It also analyzes conversion of voice,combination and division translation technics and sequential and reverse method and expression of prohibition for premises leasing contracts.From the perspective of functional equivalence,the author sums up the translation principles and skills fit for such same texts.
