Since the revolution in last century, Chinese economy became the focus of the world, not only because of its develop speed, but also because of its develop scale. Meanwhile, it brings great opportunities to the privately-owned companies to become the backbone of the Chinese economy. But of course, there are lots of risks during the development. The companies must establish their own core-competiveness to face these challenges, and the most important one is talent. To recruit talent is no long a problem for a company, but to retain talent is of great challenge. The most important thing is to establish a series of scientific method to enhance staffs' satisfaction and loyalty to the company.This article is based on cases study. Firstly the writer introduces the aims, purpose, method and ways of thinking of this article. Then he introduces the company's background and four vivid cases happened in YD Real Estate Company on attrition. The third part is the core of the article, based on the knowledges and theories learnt in MBA classes, the writer digs out the reasons for the attrition problems YD Real Estate Company faces. In the last part, the writer designs a scientific human resource management system to help YD Real Estate Company to solve the attrition risk, and enhance the staffs' satisfaction and loyalty. All in all, the attrition risk in YD Real Estate Company is caused by a series of long-term reasons and can't be solved immediately, but the company must pay attention to the situation and take efforts to solve the problem, so that it can provide sufficient ensure for the staffs to stay in the company and grow with the company.The writer refers to many human resource management theories learnt in MBA classes, and alien with the actual situation of YD Real Estate Company. He finds the reasons for the attrition risk based on scientific analysis, and proposes solutions for the company. It can not only do good to YD Real Estate Company, but also brings reference to the other real estate companies in Dalian.
