Dynamic Game Analysis Of House Demolition Compensation Based On Multiple Reference Points

With the continuous development of social economy,China's urbanization speed become faster and faster.As a result,house demolition as one of the main ways to city renewal is coming,which causes mass incidents due to many involved interests at the same time.These incidents not only reduce the efficiency of land utilization,but have negative influence on the land expropriation and the government.So our country put forward to new legal policy,which has certain effect,but still difficult to eradicate it.Therefore,further study of the internal mechanism of urban house demolition compensation will help to find the crux of the problem,thus present scientific suggest to urban house demolition.Compensation method as one of the factors influencing satisfaction of the demolition has been recognized by many scholars.Whether the compensation way can alleviate the problem of holdout or not is one of the problems that need to be solved in this paper.In addition,previous studies have few analysis to holdout problem from the perspective of fairness perceptions,which is an important intrinsic factors affecting house demolition.Therefore,this paper introduce the fairness perception into theory model,then discusses how compensation method affect the holdout problem through individual fairness perceptions.According to previous studies,this paper divide fairness cognition into "distributive justice","procedural justice" and "interactive fair".And the holdout problem is subdivided into “weaker holdout” and” stronger holdout”.It specifically discuss how fairness perception of the demolition play the role of mediator in the relationship between compensation method and different degree of holdout problem.In order to further analyze the influence mechanism of fairness perceptions,this paper also introduce the reference point in house demolition environment,and analysis the influence of the reference point on individual fair judgment through behavior simulation.Empirical analysis shows that adopting diversified compensation ways is beneficial to relieve the holdout problem of the demolition,thus promote the effective implementation of the urban house demolition.From the perspective of fairness perceptions,distributive justice perception has a significant mediating effect between compensation mode and weaker holdout problem.But it only acts as the partial mediator between compensation mode and stronger holdout problem.Procedural justice and interaction justice perception as intermediary variables have no significant effect.Further,behavior experiment results show that both two reference points and three reference points influence individual fairness perceptions.The results of the study has a good reference to the urban house demolition compensation mechanism.
