Study On Energy Saving Management Of Commercial Buildings Based On Property Management

The rapid development of economy and science and technology in China and efficient and rational use of energy show a high degree of mismatch.Energy issues were gradually elevated to the height of national strategic development.Up to 30% of the total energy consumption,the construction industry gets great concern from government departments,so they comprehensively promote,support and encourage building energy efficiency.High energy consumption of commercial buildings has been a chronic disease of building energy conservation in China.Along with the development of energy management services industry and application in commercial buildings,the problem of energy waste has eased to some extent,but did not reach the ideal state of energy saving.Based on the current situation of energy saving in commercial building,this paper puts forward the property energysaving management mode in the whole process of the commercial building,and specific studies are as follows:(1)According to the operation status of commercial buildings in China,the situation of energy consumption and energy conservation of buildings are analyzed.Combined with literature review and expert interview,it can be concluded that many problems of energy saving management exist in talent,the whole process of management,security,facilities and equipment,energy-saving concepts and other aspects.(2)Through analysis,it can be concluded that the application of property energy saving management model in the field of energy management in commercial building is of great necessity and possibility.And then,the operation mechanism and three main methods-behavioral energy saving,establishing internal energy saving management platform,and energy saving reconstruction-of property energysaving management in the whole process of commercial building are put forward,thus,setting up the property energy saving management model with the integration of process,organization,goal and information.(3)Through literature reading and interviewing,27 control points in the whole process of property energy saving management in commercial building are identified.With the method of questionnaire and factor analysis,7 types control points are summarized,mainly covering the operation and maintenance of key energy consumption equipment,safeguard measures of energy saving management and quality of personnel.The importance ranking of the 27 indexes and the 7 classification factors are concluded by calculating the importance exponent.The analysis sets a starting point to the practice of energy saving management,makes a breakthrough for the development of property management services,and contributes to create economic and environmental benefits.
