| The real estate industry in our country was once a pillar industry of the national economy,which greatly promoted the development of China’s economy.After more than 20 years of rapid development,real estate development has reached an unprecedented height.Current land prices,high prices,industrial foam has been revealed.To prevent the expansion of the bubble and the real estate crash,the relevant departments of the state issued a series of control measures to limit real estate speculation,control over the rapid growth of real estate.Therefore,the national real estate market from 2014 onwards began to cool,the development situation of a sudden turn for the worse.In addition to some of the first tier cities,other cities housing prices,sales fell,many companies are facing tremendous pressure to survive.Therefore,in this environment,the research and Analysis on project management of real estate enterprises,for enterprises to improve the management level,increase economic benefit,improve the survival competitive ability of industry and promote the healthy development of the national economy,has a special significance.This paper adopts the method of literature research achievements of domestic and foreign scholars to check,the definition of real estate development project,project management concept,the importance,principle and general process of induction of real estate development project management,to provide theoretical basis for the paper.On this basis,the case study method,experimental method,quantitative analysis and qualitative analysis and other research methods,the Xiamen real estate business development of the five star hotel project as an example,in-depth research and Analysis on the project management mode.The study found: in the hotel development projects,there is a big problem of a real estate enterprise project management,process management,staff management,lack of objective management consciousness,advance control,supplier management mode,no production plan,resulting in the hotel construction project completion and acceptance of construction project investment exceed the standard,continuous delay engineering settlement costs higher than the budget,the cost of capital increases,the opening of the hotel business is blocked,the expected benefits of damaged.For a variety of specific problems in project management of a real estate enterprise,the Department in charge of the enterprise after long time research,analysis and discussion,and puts forward some improvement measures,including adjusting the organizational structure mode,the implementation of the project plan to complete the assessment and supervision system,pay attention to things before control,strengthen procurement control,strengthen the engineering contract management,establishment of OA office system,improve office efficiency.These project management optimization measures in the follow-up supporting villa development project is applied and achieved good results,the villa development project contract period obtained in advance,project budget cost less than the cost,quality and safety can be ensured,fund turnover rate increased significantly,the economic efficiency of enterprises has improved significantly. |
