In real life,whether the loan can be repaid on time can be affected by many unpredictable factors,such as macroeconomic policies,natural conditions,economic development and human progress and so on.Although the credit loan of real estate brings a generous profit return to the bank,due to its large amount of loans and long cycle,it is bound to cause a great credit risk to the Banks.In recent years,with the macro-control of the real estate industry in China and the early accumulation of the value real estate bubble,the uncertainty of the credit risk in the real estate industry,especially in real estate,is on the rise.How to effectively mitigate credit risk has become an issue that financial workers need to study urgently.First of all,the dissertation summarizes the domestic and foreign related risk research of real estate developer credit project,which serves as the theoretical foundation.Secondly,taking Shenyang International Software Park 500 million loan project as a practical case,we conduct risk management of Shenyang International Software Park by reviewing the company profile and the general situation of the loan project,and then identify,analyze,estimate and deal with the risks.In this paper,the risks of Shenyang International Software Park 500 million loan project are mainly divided into four types of risks: borrower risk,project construction risk,project market risk and project debt repayment risk.The four types of risk are subdivided into the above risks Causes and characteristics of Shenyang International Software Park,the AHP was used to build a risk evaluation system of 500 million loan projects in Shenyang International Software Park.According to the scoring results of financial experts and risk experts,the risk values corresponding to various risks were obtained,So as to make an assessment of the hazard level of risk and provide a direction for the follow-up risk response.Finally,corresponding countermeasures are put forward for the risk of different hazard levels.
