In recent years,the overall development of China’s construction industry has made steady progress,the quality of the project has been continuously improved,and the demand of the construction market has been increasing steadily.According to the statistics of the National Bureau of Statistics,the total output value of China’s construction industry reached nearly 21.4 billion yuan by the end of 2017.Compared with the same period in 2016,it is 10.53% higher than that in last year and the growth rate is 3.44% higher.The number of construction industry employees and enterprises is also increasing.By the end of 2017,the number accounted for 7.13% of the total employment of the whole society.At the same time,the construction area of housing is also growing continuously,which is 4.19% higher in 2017 than that in 2016.Among them,the construction area of residential buildings is 5360 million square meters,an increase of 2.9% over the previous year.Such a huge construction market has attracted wide attention from the government and society.The hot research area of the vast number of engineers and researchers is to further improve the quality of the project and the investment efficiency of the project.In particular,the cost of residential buildings to meet people’s basic living needs of food,clothing,housing and transportation has become the focus of attention.There are many factors affecting the construction cost,and the difficulty of control has always been a remarkable feature of the construction industry.Based on a thorough study of the development status and research results of domestic and foreign engineering cost related fields,this paper selected five typical high-rise residential buildings which are most common in urban residential buildings in China as the research object,determines the engineering cost index,and analyses the engineering cost.The engineering cost index is involved in every stage of the project cost.It uses similar high-rise residential building construction cost indicators and related laws of its changes,which are helpful to the later development of high-rise residential building construction cost prediction,bidding quotation and other aspects,and improve the accuracy and reduce blindness at the same time.In this paper,according to the construction quota and the corresponding charging standards in Anhui area,this paper,combined with the dynamic price of the construction market,analyses the construction cost composition of high-rise residential buildings and the influencing factors of the construction cost caused by the change of the price of the main materials of the construction projects.Principal component analysis is carried out for sub-projects of construction engineering and decoration and decoration engineering by using SPSS software.Single factor sensitivity analysis is used for main materials of construction engineering and regression analysis for similar projects by SPSS software.The following conclusions can be drawn:(1)The most influential sub-projects of construction cost are reinforcing steel bar engineering,concrete engineering and masonry engineering,while the most influential sub-projects of decoration and decoration cost are door and window engineering and floor engineering.(2)There is a linear relationship between the price of steel bar,the price of concrete,the price flow of doors and windows and the construction cost.(3)The multiple linear regression equation between the construction cost,decoration cost and the main factors affecting the construction is obtained.
