With the development of science and technology and the expansion of construction project scale,BIM technology that applicable to the whole life cycle of buildings,is undoubtedly a powerful driving force for the development and reforms of the construction industry.As BIM brings about the change of construction project management mode,and its transparent sharing of all information,cooperative project operation mode and high requirements for preliminary planning,and for technical reasons,the implementation of BIM in China is still limited at the current stage.Participants in construction projects,especially owners,lack of in the recognition and application confidence of BIM.Based on a lot of literature and practical investigation,and investigating the cognition and characteristics of BIM technology,the application value of owner was analyzed.It is demonstrated that the owner is the biggest beneficiary of the application of BIM technology,and the backbone of promoting the implementation of BIM technology.The reasons of spread slow of BIM,apart from other,various objective and subjective obstacles faced by owners are the main factors hindering the application and development of BIM.In addition,the owner’s lack of awareness and misunderstanding of BIM application have led to the contrary results.From the development adaptability of the subjective and objective environment and the methodology of the owner’s implementation of BIM,the direction and measures of the owner’s application of BIM were first analyzed,and the improvement of BIM’s application environment was put forward in this paper.Then,based on the core essence and laws of BIM,the management system and specific BIM implementation plan of the owner were analyzed,discussed and pooled.The management system includes organizational structure,division of responsibilities,contract agreement,and management delivery mode,etc.The implementation plan includes BIM implementation plan,BIM application system framework,BIM real-time operation process,and BIM team structure,responsibilities and synergy,etc.Taking the large-scale landmark construction project of dongjiadu financial district of the bund south of Shanghai as the application case,the author conducted a comprehensive tracking investigation and analysis on the application of BIM in the construction process during his tenure in the owner’s unit.The owner of the project,China Minsheng investment co.,LTD.,pushes the application of BIM,and hires a team of BIM consultants to manage and coordinate the application of BIM in the process of design modeling and construction on behalf of the owner.Shanghai construction engineering group(SCG),one of the general contractors of the project construction,also actively applied BIM smart site system platform for construction management,such as the use of smart materials management in the concrete pouring of T2 tower floor.BIM5 D software of Glodon Technology co.LTD also plays a good role in the construction.The implementation effect of the BIM of the dongjiadu financial district project shows that: the conditions and environment for the application of BIM in large and medium-sized construction projects are available in China;The owner employs a special team of BIM consultants to complete and coordinate the application of BIM,would be regarded as a feasible and better implementation method of BIM at present;And the BIM application promoted by the owner can indeed bring benefits to the owner.
