Owner’s Whole-process Management Practice Research In Design Of CQGK Hilton Project

Design management work in a construction project is an important preliminary work which refers to the whole process of project implementation.In different stages and different periods of a project,there are different design management contents,ways,purposes and meanings.As owner’s representative of GK Hilton Hotel project,the author has participated in this project’s design management during the whole process and based on the construction target of legal procedures,quality first,reasonable costs,construction of compliance and successful operation,the author conducted work combing and exploratory researches in owner ’s whole-process management practice in GK Hilton Hotel project.According to the complicated situations in the design management of GK Hilton Hotel project such as multiple participants,multiple professional classifications,long implementation circles,etc.,the author conducted studies and analysis from such aspects as the project ’ s construction targets,design management work modes,design management planning,etc.,defined design management’s working stage divisions and work focus,detailed work contents for each stage and organization ways,work targets and tasks,control methods,etc.which provide references and suggestions for the development of working ideas and detailed works in the design management of large complex construction projects.By studying and analyzing owner’s work focuses in the preliminary stage and during the designing and post designing periods of GK Hilton Hotel project,the author studied and formulated corresponding work focuses and contents for different periods of the design management.According to the diversity and importance of design management contents,the author formulated key management methods and control ideas for the design management work;he/she also conducted practice summaries and comparative analysis on the advantages and disadvantages produced due to the application of IBM technology in the design,practiced intelligent technologies’ application in design management and put forward the direction for further optimization.According to studies and analysis on the influence of Hilton Hotel Management Company on the technical contents of the project ’ s design and the influence of contracting design mode on design management’s organization mode,the author explored a method to solve conflicts during working from practice.He /She discussed the guidance quality of later operation to early design work and improvement direction for contracting design modes.
