Research On Project Management Planning Scheme Of Commercial Project Based On The Owner’s Point Of View

As a form of real estate development,commercial real estate is the product of urban development and people’s rising consumption level,which has obvious effect on local economy and living standard.The commercial real estate project has the characteristics of huge investment,long investment recovery period and high investment risk,so it is of great significance to study the project management scheme of the commercial project.The purpose of business project management planning is to achieve the objectives of project management,to reduce the impact of environmental change on the achievement of objectives and reduce costs through the analysis of project management objectives and project deduction,and high quality and safety to achieve the project objectives,to improve project management performance.There are five stages in the development of commercial projects,including project site selection,commercial planning,architectural design,engineering construction and investment promotion,taking the investment invitation and operation stage as the post-demand,the project management planning scheme with the project construction stage as the core is studied.The thesis aims at the research of Business Project Management Plan,using the angle of system integration and full-cycle project management,make full use of the knowledge of Project Organization Management Theory,Management by objectives theory,network planning theory,dynamic management theory,etc.,by using the methods of Comprehensive Literature Research,expert interview,Case Analysis,Theoretical Analysis and empirical analysis,induction and deduction and other research methods,this paper studies the business project management planning.First of all,the concept of commercial project and its characteristics are described,project management planning purposes,roles,principles,the content of Business Project Management Plan and its compiling method,management and evaluation from the owner’s point of view.Secondly,taking a commercial center project in Chongqing as an example,this paper introduces the concrete application of the project management planning of commercial projects from the practical aspect,including the concrete compiling method of the project management planning scheme and the key points that should be paid attention to in the compiling process,then the actual effect of project management is analyzed and evaluated through the post-evaluation of project planning.Through the difference analysis of the actual application effect of the Project Management Plan of a commercial center from the plan and the management goal,the successful place and the problem of the Project Management Plan of a commercial center are obtained.The practice has proved that the planning,scientific and foresight of commercial project management can be improved through the implementation of Project Management Plan.The accumulated experience in the planning,implementation and post-evaluation of commercial projects can provide important theoretical and practical reference for the planning and implementation of commercial projects and other similar projects.
