With the rapid development of social economy in China,the development of each aspect improves gradually,and the aging problem is more and more serious,but the corresponding pension problem is not solved.This paper analyzes and studies the existing community pension problem in China,as well as how the new-built high-rise residences better cope with the living demands and pension facility demands caused by increase of aging population.Young people are the targeted consumer groups of high-rise residences,which are over-commercialized and lack the consideration of aging population.They shall consider the sustainable development of the aging society and changes of family structure when build high-rise residences.They shall not pay one-sided attention to the young consumers,but also consider part of aging population.The problem of high-rise residences is that the floors high,with privacy and closure,which results in that residents are not willing to do downstairs activities and lack neighborhood interaction,especially the elderly and children who stays long time in the residences.It is bad for physical and mental development for staying in closed and private space of high-rise residences for a long time.However,the transformation feasibility on bottom stilt floor of high-rise residence can effectively attract residents to have community activities and increase the belonging sense of community.The reconstruction and reuse of bottom overhead space is also a new feasibility direction for pension facilities.For aging population,they prefer to live near the ground,convenient for activities and neighborhood communication,instead of limiting in the indoor space for most of the time.The old fitness transformation of bottom overhead space can concentrate part of aging population at the bottom and form a space for interaction of elderly people as well as for communication and activity between the elderly and the natural environment.The planning direction shall be considered from the age structure of residents in the community in the planning of stilt floor,the public facilities shall be more inclined to the use of elderly people and children in the transformation planning if the community has a large number of elderly people in retirement.This paper knows the domestic development status though analysis and research on planning of community pension cases at home and abroad;and taking case studies as examples,analyzes and studies the use and living status,puts forward reasonable feasibility analysis on pension planning of overhead space in high-rise residences,provides transformation possibility for old fitness living,improves the comfortability of residence for elderly people and provides better pension conditions according to comparative research on planning of bottom overhead space in high-rise residences.
