Research On Residential Area Density And Related Indicators Based On Satisfaction

China's urbanization has entered a new stage and land resources have become scarce.Therefore,a conservation-oriented and intensive housing construction policy has been implemented.As a result,the density problem has gradually emerged and become the focus of the planning community.The dispute over density has never stopped.Some scholars believe that high density development conforms to the national conditions and improves the efficiency of land use.Other scholars believe that the problem of high density development is serious and call for a reduction in density.In the relevant theoretical research,our understanding of density index is not deep enough.The research on density problem is only the research on single index such as plot ratio or population density.In planning practice,there is a great one-sidedness in the control and determination method of density index,which is more considered from the perspective of the government or developers or planning and design personnel,and lacks research on user feedback.Therefore,it is very necessary to sort out the density index comprehensively and systematically and study it from the perspective of users.Starting from the concept and planning control of density index,this paper deeply analyzes the connotation and scale of density index and the control and determination methods of density index at home and abroad,and determines the density,its related indexes and research scale to be studied in this paper.Then,the construction of residential quarters in Guangzhou is sorted out,and six typical residential quarters are selected as the research objects.Next,the density of six residential areas and its related indicators are investigated empirically.Then,the satisfaction degree of six residential areas is investigated according to the established satisfaction measurement index system.Then,the correlation between the density index and the satisfaction degree of six residential areas is analyzed.Finally,the conclusion is drawn that the density index is not significantly correlated with the satisfaction degree,but is matched with the needs of users.Finally,the corresponding suggestions are put forward for the determination of the density index and the planning and design of residential areas.This paper is an innovative exploration of density index research.It adopts a combination of various density indexes to feedback the material results from the user's point of view,thus revealing the inherent law of matching density index with user's needs,and providing a sociological perspective for the research of density index.It is hoped that the study on density and its related indexes in this paper can provide some reference for the reasonable determination of density indexes and the planning and construction of residential quarters.
