| As the vital tool to balance the interest relationships between different groups, Detailed Regulatory Plan hasplayed an important role in the process of land development. The Floor Area Ratio in Detailed Regulatory Plan,which is regarded as the scale for the value of land, receives great attention. However, the index system, which isthe core of Detailed Regulatory Plan, is questioned constantly for restraining the development of urban economy.And the unscientific methods of its establishment lead to unceasing challenges from the market. Moreover, forlacking the acknowledgements of the actual demands of the users, the Floor Area Ratio becomes incapable tomaintain public interest.Based on the problems argued above, this article chooses Zhujiang New Town, which has above-averagefloor area ratio, as the object of study. First part is the analysis of the planning and construction of residential landthere. Secondly, according to the research of experts and residents, build the satisfaction evaluation system of theresidential environment by using the analytic hierarchy process method. Then choose9residential quarters tostudy the factors and result of the satisfaction evaluation as well as the relationships between the floor area ratiosof the9residential quarters and their environmental satisfaction scores by using fuzzy analysis, correlation analysis,etc. Finally get the conclusion that the satisfaction evaluation of the9residential quarters do not correlate to theirfloor area ratios.After that, this article analyzes the problems of the establishment and management of CBD’ residential floorarea ratio. The system of Detailed Regulatory Plan in our country was introduced from the United States whichreagards common goods as the core. However, it is confronted with great numbers of difficulties now in China.Based on the conclusion gotten above, put forward several advices to improve the formulation and managementof floor area ratio. |
