| As a hub for organizing the circulation of commodities,the commercial center keeps "growing" in every node and region of the city.However,with the continuous increase in commercial space and the upgrading of consumption,some commercial space can no longer meet the current needs of people for shopping,leisure and public communication space.A large amount of commercial space is in urgent need of updating to meet the new market demand.This seems to be a “correction” process.How to revive the new vitality of the existing commercial space and how to balance the relationship between commercial value and public interest of the plot are of great importance in the renovation of commercial building.At present,Beichen Fortune Center in Kunming under the realistic factors of multiple competitions,its commercial vitality has shown a weak trend,which needs to stimulate its new economic growth point and promote the sustainability of the life cycle of the commercial buildings through corresponding renewal and upgrading.Thus this design took the transformation of Beichen Fortune Center in Kunming as the research object.This paper firstly attempted to explore the complex relationship within the commercial space system from the perspective of space syntax theory and anthropological fieldwork as well as from the corresponding correlation between spatial structure and social activity laws.At the same time,it was deeply involved in the relevant investigations such as the current situation of rental income,survey of the distribution of people flow,viewshed analysis and so forth,in order to explore the corresponding relationship between “individual ”,the block and commercial space from a relatively objective and comprehensive perspective.On this basis,trade mix,building space,business line and other aspects of the existing commercial district were adjusted and planned accordingly,and finally the suggestions on commercial space optimization were put forward. |
