Application Study On Project Controlling Concept In The Real Estate Constrtuctiion Quality Safrty Monitoring

Since the reform and opening up policy,the Real Estate Industry in China has ushered into a golden period of growth spurt.Lots of real estate enterprises hope to grasp this marketing opportunity and to make their enterprises bigger and stronger.Cross-region development and multi-project management are the inevitable ways.However,related theoretical researches and practices on project construction quality safety monitoring are still relatively lagging behind.Along with the ever-increasing operational projects and the ever-enlarging project locations,the decision-making managements are unable to get a full picture on their controlled projects during construction stage.Hence,more and more quality safety monitoring problems are now revealed.Based on documentary research and site investigation,this paper summarized the features and existing problems in real estate construction quality safety monitoring.And this paper also carried out analytical investigation on the project controlling concept,theoretical basis and features of the applicable projects.On this basis,this paper adopted the method of questionnaire to find out the applicability of project controlling concept on real estate construction quality safety monitoring issues,established real estate construction quality safety monitoring departments based on project controlling concept,and carried out analysis on the implementation mechanism and method.And then based on literature and national standard studies,this paper initially established an indicator system for real estate construction quality safety information collection,and carried out screening and optimization for the initial indicators using the Delphi Method.Meanwhile,this paper also adopted the Fuzzy Hierarchy Comprehensive Evaluation Method to establish a teaching model for information processing and analysis on real estate construction quality safety,and to carry out qualitative and quantitative analysis evaluation during construction stage.In conclusion,through real diagnosis research analysis,this paper verified the availability of the system established,reached the purpose of real-time control of specific construction status for multi-project decision-making managements,and also achieved the purpose of improving quality safety management level so as to ensure that the project construction can be carried out smoothly as expected by real estate enterprises.
