At present,the energy consumption and pollution problems in the traditional construction industry have become the most difficult problems to be solved in China.The concept of green housing is an effective way to solve this problem.The concept of green housing has not only changed the traditional architectural methods and architectural concepts,but also better optimized the community atmosphere,convenient life and education and medical service systems,providing residents with more high-quality living space.However,due to the continuous updating of green construction technology,green houses have a relatively large incremental cost compared with traditional houses.As a result,the construction cost increased,and the green house builders violated the goal of protecting the environment due to fierce market competition.At the same time,house prices have risen in recent years,which has curbed the buying desire of home buyers.Therefore,this paper studies the incremental cost and benefit of green housing,and establishes an incremental cost-benefit evaluation model,which has certain significance for promoting China's research on green housing.First of all,this paper analyzes and summarizes the current status of green residential research at home and abroad,defines the concept and characteristics of green housing,and analyzes the incremental cost-effectiveness of green housing through the theory of full life cycle.Divide the incremental cost of green housing into four aspects,namely the preparation phase,construction phase,operation phase,and recovery phase.Analyze the incremental cost of green housing relative to ordinary housing in each phase;in addition,divide the incremental benefits For economic benefits,environmental benefits and social benefits,the economic benefits of green houses are calculated through the cost savings in land saving,energy saving,water saving,material saving,and operation management.Environmental benefits are mainly converted and reduced by standard coal.The maintenance cost in the later stage of the construction is reflected.Social benefits are calculated by improving people's work efficiency and saving sewage charges.Secondly,in order to explore the correlation between incremental cost and incremental benefit,this paper proposes to build an evaluation model based on value engineering theory,using its value and function ratio as the analysis result,and using data envelopment analysis(DEA)and entropy weight The hybrid model of the method evaluates the value-function ratio of green houses in multiple projects,and provides an evaluation model for the incremental cost and benefit of building green houses.Finally,the actual case is introduced forverification.Through the application of green related technology of the project,the incremental cost and incremental benefit of the project are calculated separately.The feasibility of the project is determined through the value engineering theory.In combination with the specific conditions of green housing in multiple projects,the incremental cost-effectiveness of multiple projects is calculated,and the incremental cost-effectiveness evaluation model of green housing in this paper is determined to be feasible.Based on the analysis results,strong feasible suggestions and countermeasures are proposed for green housing.The research results of this paper not only provide data support for the quantification of incremental cost-effectiveness of green houses,but also provide theoretical support for the evaluation of incremental cost-effectiveness,and are committed to quickly promoting the development of green houses.
