In the past two years,the global economy has stagnated,the domestic macroeconomic development situation is grim,the government’s determination to control the housing price remains unchanged,and the housing market appears to have no market.The real estate industry is greatly affected by this economic cycle.There has been the spread of real estate leader vanke shouted out "vanke,live".There are frequent reports of real estate company executives change frequently,in the grass-roots layoff news frequently.The real estate industry has entered a cold winter.Faced with such a grim situation,real estate enterprises need to do the following points: one is to increase revenue and reduce expenditure,two is to advance the layout of transformation and upgrading,three is the joint sharing and sharing of strong.Open source is to discover new demands in the real estate market and develop new business models.Reducing expenditure means strengthening cost management,expanding supplier base,cutting all kinds of expenses,improving efficiency and seeking efficiency from management and cost.Advance layout transformation and upgrading requires enterprises to make strategic planning and readjust layout according to the current market so as to adapt their main businesses to the new development needs.Strong joint sharing and sharing is mainly to cooperate with other real estate companies to share economic results and risks.This paper is based on "throttling" research,value engineering and technical economic analysis combined to implement the cost management method.In essay writing phase,access to a large number of relevant value engineering,technical and economic analysis,cost management related documents and books,sums up the past many years working experience in the construction unit and construction unit cost management,visited some construction unit management professionals and senior construction cost consultation experts unit cost,eventually forming.This paper first introduces the value engineering,technical and economic analysis and cost management and other related basic theory,based on value engineering technical and economic analysis application steps;Secondly,it summarizes the problems in the cost management of China’s construction enterprises,analyzes the causes and puts forward the solutions.Then it introduces the practical cases of the project and applies the tce method based on value engineering in three cases.Finally draw the conclusion: the application of technical and economic analysis based on value engineering,can provide scientific and reasonable basis for the project plan decision-making,save the project cost(in this case to save 21 million yuan)and optimize the optimal period,the northwest residential facade insulation and facade material is polyurethane hard foam + stone curtain wall,optimizing indoor ground decorates material.At the same time,it also proves the practical value of value engineering,which is worth promoting in the industry.This paper combines theory with practice,and achieves the goal of cost control by comparing various schemes under the condition that the quality remains unchanged.Because the theories and methods used in this paper bring great use to my practical work and save a lot of costs for the company,and every construction enterprise will encounter the same problem,this paper can also provide some references for the cost management of China’s construction enterprises.
