The housing problem is both an economic problem and an important livelihood issue affecting social stability.Therefore,solving the housing problem and protecting citizens' basic housing rights have always been important tasks for the government.The construction of affordable housing in Hangzhou originated in 1996 and completed its historical mission in 2010.This study takes the Hangzhou affordable housing community as an object,analyzes its spatial distribution in the city,conducts a spatial analysis of its supporting public service facilities,and measures the premium effect it brings to surrounding communities.The effect of the affordable housing policy in Hangzhou in 2015 was evaluated.The main conclusions of the study are as follows:(1)There is agglomeration in the distribution of social housing communities in the main urban area,and there is a clear misalignment between rice paper and commercial housing communities.There are currently four relatively large social housing community clusters,with an average cluster size of 474 meters.(2)The public service level of the street where the affordable housing community is located in the main urban area is significantly lower than that of other streets in the main urban area.From the perspective of specific public service content,the level of medical and health services and sports services is significantly lower,and there is no significant difference in the level of public services in other categories.(3)Affordable housing communities in the main urban area have a significant external effect,which is reflected in a negative premium on the prices of surrounding commercial housing,that is,every 1km decrease in the distance to the affordable housing community will reduce the surrounding housing prices by 3.73%.From this perspective,the efficiency of public investment in the affordable housing community in Hangzhou's main urban area needs to be improved.(4)The premium impact of social housing communities in the main urban area has a certain range,and the influence is within 1800 meters.Even if the house is affected by other factors in this range,the leading factor is the neighborhood influence of social housing,so the actual change in house prices is basically consistent with the forecast.Aiming at the problems existing in the construction of affordable housing in Hangzhou,this paper proposes that the agglomeration of affordable housing communities can be reduced through the mode of decentralized construction and mixed living,and by improving the supporting construction of public service facilities,achieving fair spatial distribution,strengthening the management of community personnel,and promoting society Integration to reduce the negative externality impact of the affordable housing community on surrounding communities.Scientific and rational planning and construction of affordable housing communities can not only solve the housing problems of low-and middle-income people,but also ensure that they can obtain the opportunity to enjoy the fruits of urban construction fairly through the improvement of living space;secondly,the improvement of the affordable housing community environment can improve community residents' The sense of community identity is conducive to the development of community affairs and promotes the exchange and interaction of people,thereby breaking the isolation and promoting social integration,which is of great significance to the sustainable development of urban construction.
