Land is regarded as the material basis for the survival and development of human society,is also the essential elements of all production and business activities.With the deepening reform of urban land use system,the developing and perfecting of market economy,land prices have been central to the land market operation.The effect of land price has become increasingly obvious in the optimization of urban land use structure and the reasonable allocation of land resources.As the guidance of the urban land market prices,standard land price a basic means to manage and control the land market.Reasonable land grade and standard land price,directly related to land managers,users and investors in the decision-making,directly related to urban construction and development,directly related to the construction of the land market etc.directly related to the construction of the land market.The stability analysis of land price system has some auxiliary effect on the benchmark land price evaluation.Study on dynamic changing of standard land price,analyse the stability of the benchmark land price system and quantitatively reveal the structure and function of the land price system self-organization process,are of practical significance to strengthen land management,macro-control land market,guide the social economic activities,and implement the strategy of economic development and industrial policies.This research is supported by the National Natural Science Fund Project "Study on the variation law of multi-scale urban land price"(2015-2018a,No.41471090),the Hebei Province Natural Science Fund Project "Study on Structure Optimization of regional land price system and the reasonable range"(2015-2017a,No.D2015205225)and Hebei Normal University Doctoral Program Foundation "Beijing-Tianjin-Hebei urban land price coordination development:spatial pattern,regional difference and influence mechanism"(2016-2018a,NO.L2016B14).Under the guidance of system theory,information theory and position theory,etc,based on land grading valuation data results of Shijiazhuang proper during 2003-2012.Based on the mathematical statistics and ArcGIS software,the author constructs the information entropy model to reveal the self-organization process of the structure and function of the premium system,and directly reflects the degree of stability of the land price system on the basis of revealing the spatial and temporal evolution characteristics of the benchmark land price.The results are as follows:(1)Through the analysis of the interior structural ratio index of urban fiducial land price,the common characteristics of the dynamic change of the benchmark land price from 2003 to 2012 are obtained.The land price index of all types of land price decreased gradually with the grade and the similar chain indexes of land price ?I>?R>?C,indicating that different types of benchmark land prices of reduced amplitude is the largest commercial land price and is the smallest industrial land price with the level.Similar rate indexes of land price ?I<?R<?C means that the commercial service premium differential benefit is the most obvious,the industrial land price level between the discrete degree is small,the differential benefit is not obvious.Different types of land price index at the same grade ?R/C and ?I/C were less 1 and ?R/C>?I/C mean that commercial premium was the highest,industrial land was the lowest.Different types of land price chain index at the same grade ?C/R and ?R/I were greater than 1 and ?C/R<?R/I mean that the difference between the price of residential land and commercial land price is less than that of residential land price and industrial land price.(2)Different types of benchmark land prices are nearly circle spatial distribution pattern.High grade commercial land price is mainly distributed in the city center,I class level center position had not changed,from the strip along the road into a strip distribution;the secondary development of the commercial center led to the expansion of medium grade of commercial land price distribution.With the expansion of II and III land cope,and the outskirts of the city land level was less affected by the commercial center,land quality gap was small,low level of commercial price range was generally larger.The change of the spatial pattern of residential land price showed that high level gradually outward expansion and the low level gradually changed to the high level.The change of the spatial pattern of industrial land price was mainly to the development of northeast industrial concentration area and to the centrifugal development form in the periphery of Shijiazhuang city.(3)Different land use types benchmark land price system presents different stability characteristics.The equilibrium degree of commercial land price system was 0.907 in 2007,up to 0.923 in 2012,showing an upward trend in general.The system experienced moderate stability-mild stability-moderate stability,and tends to develop in a more stable direction.The equilibrium degree of residential land price system has been around 0.94,in a moderate stable state,due to the level of land potential potential ratio gap is small,the land price system is more stable than the commercial price system.The equilibrium degree of the industrial land price system is 0.959 in 2003 and 0.828 in 2012.The industrial land price system changes from a highly stable state to an unstable state,and the land price system develops towards an unstable state.Through the analysis of the results of the evaluation of the benchmark land price in the study area,the paper analyzes the spatial and temporal evolution of the benchmark land price in Shijiazhuang city,quantitatively reveals the self-organization process of the structure and function of the land price system,and intuitively reflects the stability of the land price system,to provide the basis for the future development trend of benchmark land price and the regulation of urban land price system.
