In modern times,the significance of business running model world is generally valued.To a certain extent,competition among enterprises is not a competition between products and services,but a competition between business models.The business model mentioned here mainly refers to the profit model.The profit model is a company-specific distinction with other companies' business models and profitability methods.In this ever-changing business world,companies must have a unique profit model to succeed.This is also the goal of all participating entities in all walks of life.A first and second line city,as well as some developed three line ones,urban real estate market has basically been held by domestic giant housing enterprises,the development of local housing enterprises become squeezed.Compared with local housing companies,insufficient fund and incompetence would be deadly.The scale housing companies are attacking everywhere,almost monopolizing the land market.After the reform and opening up,the social and economic level of our country has been improved,the living standard of the residents has been greatly improved,and the proportion of the tourism expenditure is also increasing.It can be said that tourism has become an indispensable part of the life of the residents.In this context,due to its high value-added and multi-level structure,tourism real estate has been paid close attention by scholars both at home and abroad.It has also become an effective strategic measure to reduce the risk of investment by the real estate enterprises.Meanwhile,the sustainable development of tourism real estate is beneficial to the promotion of tourism and housing,also the harmonious development of the land industry.Firstly,the article summarizes the theoretical research of profit models at home and abroad,and introduces the relevant theories of profit models of real estate enterprises.The research content and significance of this paper are put forward,and the research thought and main methods of the article are clarified.Secondly,on the basis of analyzing the status of residential development and characteristics of local state-owned enterprise,the main modes and existing problems of tourism real estate development are to analyze the factors that affecting the profitability model of tourism real estate and construct an evaluation index system of tourism real estate development model.Finally,taking the Jiuxian Hot Springs World Project as an example,empirical analysis is conducted using evaluation indicators,and feasible suggestions and measures are proposed for project profit model optimization.In view of this,exploring the optimization of the profit model of local state-owned enterprise developers for the development of tourism real estate also has important implications for the transformation of other established state-owned real estate companies.
