The housing market and the land market are important parts of the real estate market,and their coordinated development is the guarantee of the health of the real estate market.In recent years,many problems appeared in the process of real estate development in China,the main reason is that the housing market and the land market are not in harmony,so it is necessary to study the coordination between the two.This paper studies the housing market and land market of prefecture-level cities in Shanxi Province,in order to objectively reflect the development level of housing market and land market in prefecture-level cities.Therefore,the coupling and coordination of housing market and land market in various prefectural cities can be judged effectively,so as to promote the health of the real estate market in prefectural cities.Development provides scientific basis.This paper takes 11 prefecture-level cities in Shanxi Province as the research object,starting from six aspects: land purchase price,land transaction,residential land supply,residential sales price,residential transaction and housing supply.In this paper,eight indexes are selected to evaluate the coupling coordination index system of housing market and land market in Shanxi prefecture-level city.At the same time,the extreme value transformation method and entropy method are used to process and determine the weight of the original data of Shanxi prefectural cities from 2009-2015,and the coupling coordination degree model is used to quantitatively measure the coupling coordination degree between the housing market and the land market in Shanxi prefecture-level cities.Analysis of housing market and housing market Based on the coupling and coordination relationship between land market and housing market in 11 prefectural cities of Shanxi Province from 2009-2015 to 2015,11 prefectural cities are divided into three categories by k-value cluster analysis: the first type is Taiyuan City.The second type cities are Jincheng,Shuozhou,Jinzhong,Yuncheng,Linfen and Luliang,and the third are Xinzhou,Datong,Yangquan and Changzhi.Based on the empirical analysis of the coupled and coordinated development of housing market and land market in 11 prefecture-level cities in Shanxi Province,This paper can draw such a conclusion: the change of coupling coordination degree between housing market and land market in each prefectural city is affected not only by the difference between housing market and land market,but also by the location andeconomic situation of each prefectural city.Because of the influence of the infrastructure condition,it is necessary to formulate the adjustment and control strategy in order to promote the coordinated development of the housing market and the land market in each prefectural city of Shanxi Province.Therefore,in order to improve the coupling and coordination between the housing market and the land market in the prefectural cities of Shanxi Province,it is necessary to properly handle and improve the housing.Based on the relationship between market and land market,this paper follows the train of thought of adjusting measures according to local conditions,synthetically considers from two angles of housing market and land market,combined with the economic development condition and natural geographical condition of each prefectural city,and puts forward some pertinent suggestions.In this paper,the research scope of housing market and land market is specific to each prefecture-level city in Shanxi Province,and the research object is refined.At the same time,the coupling and coordination relationship between housing market and land market in each prefectural city of Shanxi Province is studied by using the coupling coordination degree model.Have a certain breakthrough.
