With the acceleration of the opening and internationalization of market ec-onomy and the further competition of enterprises,people have put forward hi-gher requirements for the quality of products,and quality has become the new economic growth point of enterprises.Since 1980 s,the real estate industry has gradually become a traditional and pillar industry in China's economic development,and the number and scale of real estate development enterprises have changed considerably.However,in the current situation of industry competi-tion,along with the explosive expansion of the real estate industry,engineering quality accidents happen frequently.Quality problem has become a hot top-ic of complaints over the years.The quality of real estate projects is not onl-y related to people's life and social harmony and stability,but also a key fac-tor affecting the survival and development of enterprises in the market.Ther efore,the research on the quality management of the real estate development project is of great practical significance.In view of this,this study is based on the basic theory of project qualitymanagement and quality management and control of real estate development projects,combined with the connotation and characteristics of the real estate q-uality management,discusses the characteristics of the real estate development projects,real estate development connotation,characteristics and content of th-e project quality management;analysis of the real estate development projectprocess and the five factors affecting the real estate development project qua-lity management: personnel,material,machine,method and environment;put forward from the early,project design,construction and completion of the four stages of the whole process of project quality management,analysis and man-agement points of each stage,and the existing problems in the management process.To ensure that all stages are in line with the needs of the market,cr-eate high-quality products,make quality management truly implemented;finall-y to X real estate The B project developed by the company is an example analysis.Firstly,the overall situation of B project is introduced,and the imple-mentation of B project site,construction site,effective duration,main materia-ls and equipment are introduced in detail.This paper analyzes the current sit-uation of quality management in the early stage,design stage,construction st-age and completion stage of B project development,and puts forward four st-ages of quality management problems.In order to solve the problem put for ward the establishment of quality management organization and system,make project quality control plan in the evaluation system,strengthen quality control,design stage optimization strategy to strengthen the design phase of quality control process management project design quality management;in the constru-ction phase of the project is mainly put forward material quality control proc-ess,personnel strategy environmental management strategy,management strate-gy,construction technical clarification of the implementation,optimization and inspection mechanism and order related optimization measures.Therefore,through the research on the real estate development project qu-ality management theory,has certain theoretical significance to enrich and per-fect the research on quality management of real estate development project in X;analysis of the practice of project quality management,quality control can be better application of quality management theory to guide the actual proje-ct development,has important practical reference to improve the level of qua-lity management and development at the present stage of China's real estate projects.
