A Study On The Efficiency Of Industrial Land In Guangzhou Based On The Perspective Of Land Supply

Since the reform and opening up,China's social and economic development has achieved rapid transformation from a backward agricultural country to an industrial power.However,for a long time,China's industrial development is at the cost of the high input of production factors such as labor,assets and land resources,which is an unsustainable and extensive model of economic development.Under the background of rapid urbanization and industrialization,the unbalance of supply and demand of industrial land,the inefficient use of industrial land,the layout of industrial space and the irrational industrial structure have become an obstacle to the sustainable development of the social and economic development of our country.Therefore,promoting the economical and intensive utilization of urban industrial land and improving the efficiency of industrial land use has become an inevitable choice for China to break the bottleneck of economic development.The supply of industrial land is one of the important means for the government to adjust the industrial spatial layout and industrial structure.In recent years,with the means of industrial land supply,Guangzhou has constantly adjusted the spatial distribution and industrial structure of the urban industry,and has made remarkable achievements in promoting the intensive use and efficiency of urban industrial land use and efficiency.Therefore,this paper chooses Guangzhou as an example to study the efficiency of urban industrial land based on the perspective of land supply.This study is based on the analysis of the characteristics of the supply of industrial land supply-Measurement and analysis of industrial land efficiency-the problems in the supply of industrial land-the impact of industrial land efficiency-the countermeasures to improve the efficiency of industrial land use: first,the background,purpose,significance,content and content of this study are clarified.Method,and through the systematic combing of relevant research at home and abroad,the theoretical basis of the research on industrial land use efficiency is pointed out.Second,using statistical analysis method and ArcGIS geographic information visualization technology to explore the supply characteristics and spatio-temporal evolution law of industrial land use in Guangzhou;third,to construct the comprehensive efficiency analysis model of DEA-Malmquist.The efficiency of industrial land use in Guangzhou is measured and analyzed.Fourth,the factors influencing the efficiency of industrial land use in Guangzhou are analyzed with Tobit model.Fifth,the countermeasures and suggestions are put forward to improve the efficiency of industrial land use for the characteristics of industrial land supply,the existing problems and the factors affecting the efficiency of land use.The research shows that: first,in the 2001-2015 years,the volume of industrial land supply in Guangzhou is relatively large,which accounts for a high proportion of all kinds of urban construction land.At the same time,the supply of industrial land is fluctuating and declining as a whole,and significant regional differences,industry differences and circle differences,and the phenomenon of industrial land supply to the periphery of the city is very significant;second,the industrial land efficiency in Guangzhou has been significantly improved in the 2001-2015 year,but the land is extensive.The problem of battalion and inefficient utilization has not been fundamentally solved.At the same time,the efficiency of industrial land use shows significant difference in the circle,of which the efficiency of the middle layer is the best,and the problem of inefficient use of land is mainly concentrated in the inner and outer layer areas.For the inner circle,the supply of industrial land is relatively inadequate and the investment of assets and labor is redundant,which leads to the imbalance of the input factor structure of industrial production and the low efficiency of industrial land use.As for the outer circle,the supply of industrial land is large,the land resource redundancy is serious,and the investment of the assets is relatively inadequate,which leads to the imbalance of the input factor structure,and finally reduces the utilization efficiency of industrial land.Third,the influence factors of industrial land efficiency are different in different circles.The supply of industrial land should be adjusted flexibly in the spatial layout and industrial structure combined with the attribute of the influencing factors of efficiency.The enlightenment based on this study is that the promotion of industrial land efficiency is often benefited from the balanced promotion of pure technical efficiency and scale efficiency after the agglomeration of industrial parks.The structural imbalance of the input factors of production is the main reason for the inefficient utilization of industrial land,and the leading industries in the region are also the important factors affecting the efficiency of industrial land use.A.Therefore,it is suggested that the adjustment direction of industrial land supply should focus on the overall consideration of pure technical efficiency and scale efficiency.At the same time,we should pay more attention to the structural balance of input factors such as land,assets and labor,as well as the incubation and support of high quality leading industries and high-tech industries in the region.
