Industrial Land Intensive Use Efficiency Evaluation And Its Influencing Factors In Zhejiang Province

Nowadays, China is in the golden age of industrialization, rapid city development and industrial transformation and upgrading. The contradiction between the growing demand for industrial land from the economic development and the limited supply of industrial land is very prominent. However, at the same time, some area’s extensive use of industrial land is serious, and its use efficiency is very low. Therefore, the research on the efficiency of industrial land intensive utilization and its influencing factors is very important and theoretically and realistically significant to effectively use the scarce resource of industrial land.First of all, this paper discusses the background and significance of the research about the efficiency of industrial land’s intensive utilization. Based on the review of researches on the efficiency of land’s intensive utilization in the world, this paper discusses related theories and concepts of the efficiency of industrial land’s intensive utilization, summarizing some of the foreign experience of land’s intensive utilization and some good domestic practice, and generalizes the policy evolution of industrial land’s intensive utilization in our country and Zhejiang province.Secondly, on the basis of the construction of the evaluation model of the efficiency of industrial land’s intensive utilization, this paper measures and evaluates the efficiency of industrial land’s intensive utilization of the 11 cities in Zhejiang province from 2008 to 2013 by DEA method. Take the 2013’s for example, this paper brings out the optimal scale of the efficiency of the municipal land usage and adjusted direction and space of the inputs and also the Malmquist index analysis of the efficiency of industrial land. In addition, use obit model to do the regression analysis of the influencing factors of the affecting factors of the land’s usage scale. The result shows that the main reason for low efficiency of land usage.For example, the total assets and the industrial workers have significant negative influence on the scale efficiency of industria land’s usage, while the gross industrial output value significantly positively affects the scale efficiency of industrial land’s utilization. And the city’s regional differences and industry differences have a certain influence on the scale efficiency of industrial land’s usage. Finally, By the analysis of the case of hangzhou yuhang economic development zone, combing the result of this paper’s analysis, this paper puts forward some corresponding policy recommendations.
