Tianjin is one of the four municipalities directly under the central government and an important port city in northern China.As the leading economic circle in the bohai rim,both regional economic development and national economic development have important status and function.And in November 2009,the official approval of the state council of tianjin binhai new area administrative divisions,agreed to drop,tanggu district,tianjin hangu,dagang district,tianjin binhai new area.Binhai new area as a "third growth pole" of China's economic future,enjoy various preferential policies,the national development and its development situation revealed a positive and optimistic,entered the unprecedented economic development fast track,the leading national development speed.Firstly,this paper expounds the research background and significance of the thesis,and puts forward the research contents and ideas of this research.Secondly,the basic situation of this research project,surrounding supporting facilities and environmental conditions are analyzed.Third,from the macroeconomic environment of tianjin binhai new area,the real estate macroeconomic regulation and control policy,project region orientation and planning,the real estate market analysis of the development of the project environment and market environment,the analysis results show that the binhai new area of industrial base provides good condition for its quick take-off,large-scale municipal construction,housing consumption of macro policy brought the real estate market demand and higher consumer expectations.The economic development of binhai new area provides strong impetus to the development of real estate industry and promotes the price of real estate market in the short term.Fourth,according to the area of real estate development project status,project of area existing competition and potential competitors are analyzed,with the perfect life form a complete set of construction and the rise of commercial real estate,the project development as a good time at this time;Fifthly,the SWOT analysis of the project was carried out,and the target customer group was identified with market segmentation,and market positioning and price positioning were carried out.Sixth,through the project total investment estimation and financing,project economic efficiency analysis,break-even analysis and sensitivity analysis on the project financial evaluation and tianjin,and possible existence of all kinds of the project risk is evaluated and analyzed,and puts forward Suggestions for the risk control,financial evaluation this project total investment with self-owned capital financial net present value is positive,the financial internal rate of return is better,to explain the project has good profitability and debt paying ability,has the strong ability to resist risks.
