As one of the most widely used performance appraisal management tools,the Balanced Score Card decompose the enterprise's strategic goal into a Performance Index to measure the degree of completion.With the development of the Balanced Score Card theory,the performance appraisal system based on the Balanced Score Card is gradually adopted by many enterprises,which brings management efficiency as well as reference.In recent years,the real estate industry has been at the forefront of economic development.As an important pillar of the national economy,the development of real estate enterprises is not only related to the domestic economic situation,but also vital to the production and life of the public.At present,the real estate industry is at the peak stage of development,but with the changes of the policy and market environment,real estate enterprises are facing great challenges in management,especially the internal performance appraisal of the company.With the case of JNCT Limited,this paper analyzes the problem in performance appraisal and design a new performance appraisal system based on the Balanced Score Card theory to improve the level of performance management.Firstly,the paper introduces the relevant concepts of performance appraisal and the common methods of performance evaluation,focusing on the principle,advantages and disadvantages of the Balanced Score Card.Secondly,this paper gives a brief introduction of JNCT Limited,current situation and marketing environment.;then,this paper emphatically expounds the current performance evaluation methods and existing problems of the company.After analysis,the strategic objectives of JNCT Limited were decomposed and a new strategy map was drawn,considering the actual situation and existing problems.Then,based on the Balanced Score Card and the above research results,a new performance appraisal system is designed,which includes the company level and the department level represented by the Company's marketing Department.By using the expert advice method to determine the assessment indicators,and using the analytic hierarchy process to determine the weight of each Index.Next,this paper designs the related examination standard and the examination procedure.After referring to the JNCT Limited performance management staff's recommendations,this paper redesigns the new assessment process and assessment of improvement methods,by reviewing the previous assessment process.Then,using the new assessment system to evaluate and analyze the business performance of JNCT Limited.Finally,based on the actual situation of JNCT Limited,this paper puts forward some suggestions on the guarantee system.Considering the fact and reality,this paper designs a new evaluation system,based on the Balanced Score Card for JNCT Limited,in order to help the company overcome the related problems in performance management and improve the management level of the company.Meanwile,the case of JNCT Limited Group has a certain reference value for other counterparts of enterprise-like performance management.
