Research On The Choice Of Leading Industry For Industrial Real Estate Projects

China's economy is in the key node of transformation and upgrading,and the adjustment and optimization of industrial structure is the focus of economic transformation and upgrading.The industrial real estate project,as the carrier of undertaking industrial transfer,integrates the three functions of industrial development,land use and urban construction,is widely concerned by the government and real estate enterprises.The choice of leading industry is the core of the development and operation of industrial real estate projects,and it is the first problem to be solved urgently.The choice of leading industry not only directly determines the whole real estate project success,but also has great strategic significance for guiding industrial agglomeration,promoting the process of industrial upgrading and transferring and promoting the rapid development of regional economy.In order to do a good job on the selection of the leading industry for the industrial real estate project.Firstly,this dissertation expounds the related concepts of industrial real estate and the selection criteria of leading industries.Secondly,the evaluation index system of leading industry selection is constructed.And on this basis,the dissertation established the evaluation model of leading industry selection of industrial real estate project.The model uses the shift share method to screen out the selected industries,and applies principal component analysis to make a comprehensive evaluation of the selected industries.Finally,combined with the specific industrial real estate project background,determines the most appropriate leading industry.The empirical analysis of the model is carried out through an example to verify the applicability of the model.Combined with the collaborative development strategy of Beijing Tianjin Hebei and the geographical location of Beijing Tianjin Zhongguancun science and Technology City,we selected the leading industry sectors suitable for the development of Beijing Tianjin Zhongguancun science and technology city.I hope that my study can provide a certain reference value for the evaluation of the choice of leading industries for industrial real estate projects.
