The real estate industry is an important part of the national economy.Whether the housing market is healthy or not is not only related to people's livelihood,but also has a significant impact on the growth of the national economy.In recent years,with the improvement of residents' income level,residents' consumption demand for real estate has shown a trend of highend,diversified,personalized and service-oriented.The supply side reform of real estate has become an important way to improve the residents' housing satisfaction,which provides a new vision,new ideas and new methods for the development of real estate in China.In this context,it is urgent to analyze the influencing factors of residents' housing satisfaction in the context of supply side reform and find the way to improve residents' housing satisfaction in both theoretical and practical aspects.Based on this,this paper studies the influencing factors and promotion strategies of residents' housing satisfaction from the perspective of supply side,mainly including(1)building the model of residents' housing satisfaction under the background of supply side reform: first,it analyzes the formation mechanism of residents' housing satisfaction under the background of supply side reform,and then,it constructs the model of residents' housing satisfaction under the background of supply side reform,and then,it transports IPA model is used to build the model of improving residents' housing satisfaction under the background of supply side reform.(2)Design and implementation of housing satisfaction questionnaire in the context of supply side reform: take Jinan City as an example to conduct empirical research,through the distribution of questionnaires,collection of data,sorting out data,get the data of this paper,use structural equation to analyze the relationship between variables,use IPA model to determine the type of residents' housing satisfaction promotion strategy.(3)The empirical results show that: in the context of supply side reform,structural equation model is used to study the improvement of residents' housing satisfaction.It is found that perceived quality,customer expectation and perceived value will affect customer satisfaction.Perceived quality has the largest direct utility value to customer satisfaction,and customer expectation has the largest total utility value to customer satisfaction.Each index is analyzed according to the IPA analysis chart The strategy we should adopt finds that real estate enterprises should further improve the quality of housing and property services on the basis of existing ones.In the future,we should focus on green lowcarbon housing design,human-oriented design of residential buildings and perfect community supporting facilities.In addition,we should deeply understand the needs of customers and try our best to realize the expectations of customers.According to the research conclusion,combined with the real estate development strategy and relevant policies in China,the paper puts forward the strategy of improving the residents' housing satisfaction in the context of supply side reform.This paper studies the influencing factors and promotion strategies of residents' housing satisfaction from the perspective of supply side,enriches the research content of residents' housing satisfaction;studies the improvement of residents' housing satisfaction under the background of supply side reform from the perspective of quantitative analysis,enriches the research methods of residents' housing satisfaction under the background of supply side reform.The conclusion of the study emphasizes that innovation and development of products from the supply side will help to guide the development of the real estate market and promote the green,healthy and sustainable development of China's real estate industry.
