As a special equipment,the after-sale maintenance of elevator(referred to as"elevator maintenance")is of vital significance to the safety of elevator operation and the life of elevator.Since 2005,the booming development of China's real estate market has led to a rapid increase in the demand for elevators,which has rapidly increased the number of elevators in China to 5.6 million,laying a solid market space for the survival and development of third-party elevator maintenance companies.With the decrease of new elevator sales market and the change of purchasing method,TLX company must do well and develop elevator maintenance business,which is the premise of its sustainable development.TLX companies face with fierce competition in elevator maintenance and a series of problems:low maintenance price,low professional quality of staffs,high staff turnover,elevator frequent accidents.From strategic management,human resources,bonus incentive,and related theory in TLX company management,this paper analyzes the status quo of domestic and Kunming elevator maintenance service industry and the existing problems,as well as the status quo of TLX company,the development status of recent years,business management,the achievements and the deficiencies,etc.,and through the PEST and SWOT model analysis,The maintenance business development strategy of TLX company was determined,the human resource related management measures of TLX company were improved,the appropriate salary system was established,the incentive measures of dividend shares were introduced,and the corresponding implementation supervision system was implemented.The author of this paper has presided over the research,analysis and measures design of dividend stock incentive in TLX company,believing that dividend stock incentive is conducive to supporting the development of TLX company's "focus"strategy,building diversified career channels and stabilizing core talent team.This series of measures have certain reference value to the development of service-oriented small and medium-sized enterprises.The research results of this paper have certain guiding and application value for the author's work,TLX company's implementation of the concept of "service creates future" and the mission of building a community of interests,and have certain reference significance for other elevator maintenance service companies to cultivate and retain talents.
