In the current land market strategy tightening and increasing competitive pressure between the industry background,The real estate industry began to change from the golden age to the silver age.In response to this change,Real estate enterprises began to take the talent contest as a new battlefield,Real estate enterprises gradually began to transform from extensive capital management to the refined lanagement of selecting and cultivating high-quality talents,This will create unique advantages for enterprises in the competition in the next few years,and achieve unrepeatable enterprise competitiveness.Competency model is a method widely used in talent selection and training,In recent years,although academia has begun to real estate industry competency research,However,there is a lack of-research on the competency of managers,especially project director,who is the role of project leader,Competency is the key factor for the healthy operation of the project,As the project manager of real estate industry,must have the competence and quality corresponding to my position.Based on the research of relevant theories of leadership and competency model,Combined with the comprehensive analysis of the overall behavior event interview and data of the real estate industry,The core competency models of project directors in different project cycles are established,On this basis,six aspects of the real estate project director competency are proposed:Strategic thinking pattern,decision-making ability,executive ability,team leadership,innovation and change ability and resource integration abilityo Among them,strategic thinking pattern,decision-making ability and execution ability run through the whole cycle of project operation,Resource integration ability,team leadership and innovative thinking have different emphasis due to different project cycle?Finally,according to the research conclusion,the application of competency model in the competency development of project director is analyzed.
