Along with the process of urbanization in China's new era,the rural population has flooded into developed cities.As the main body of agricultural transfer population,the contradiction between the increasing housing demand of new citizens and the imbalance of urban housing supply is the focus of urbanization in the new era,and it is also a prominent problem in the current housing field.With the high domestic housing prices,it is extremely difficult for the new citizens to purchase commercial housing.The commercial housing with excellent living environment and completed infrastructure facilities needs to bear greater economic pressure.Most of the new citizens are living in urban-village or the edge of the city,and the living environment is generally dirty and so on.The living conditions are not optimistic.Therefore,the introduction of the housing security mechanism can effectively improve the situation of poor living environment,unstable residence and high economic pressure,which will help to enhance the sense of well-being of new citizens in the city and gradually realize the citizenship of new citizens.Understanding the characteristics of the new citizens' demand for security housing can help the government to establish a housing security supply and demand mechanism for “fixed construction”,and help relevant government departments to plan and build affordable housing in a targeted manner to achieve an effective match between the supply and demand of affordable housing.At present,the research on the demand characteristics of new public housing units is mainly based on the new citizens in specific cities.The single level is the main one.Few studies have carried out the inter-city comparison study on the demand for new public housing,without considering the economic differences between cities.What effect does it have on the demand characteristics of new citizens' affordable housing? The Pearl River Delta urban agglomeration is one of the main gathering places of the new citizen group.This paper takes the new citizens of Guangzhou,Foshan and Zhongshan as examples to analyze the preferences of new citizens for the purchase of affordable housing in the context of regional differentiation,which can enrich the research housing theory of new citizens,provide relevant theoretical basis and support for the selection and formulation of social equity policy.First of all,this paper based on the relevant literature on new housing issues and rent purchases at home and abroad cleans the ideas and methods for the new citizen groups tostudy on the tenure decision of security housing.At the same time,on the basis of push-pull theory,social fair theory and revealed preference theory,the theoretical model of new citizens' the tenure decision of security housing is established,which lays a solid theoretical foundation for the empirical study.Secondly,in the context of regional heterogeneity,this paper uses the two-category logistic regression model to analyze the factors affecting the sample of the new citizens,the new citizens of Guangzhou,the new citizens of Foshan,and the new citizens of Zhongshan City.It is found that the common characteristics of the migration characteristics of new urban residents in different cities and the characteristics of demand for security housing mainly include:(1)New citizens are more inclined to choose purchasing-type security housing,and the gross annual household income is the most important factor for the new citizens' tenure decision of security housing..(2)If the new citizens have larger families and longer work time in the local area,they tend to choose purchasing-type security housing.(3)New citizens have moved from family to migration mode.And they are satisfied with the rent of the current housing and the transportation facilities around the housing,but they still face the dilemma of small housing,poor sanitation and poor public security.The characteristics mainly include:(1)New citizens with different regions and different income levels,and the factors affecting their choice of affordable housing rental purchases are also different.(2)For new citizen groups with a large family size,the gross annual household income is the key factor affecting tenure decision of security housing.For new citizen groups with a small family size.The core factors affecting for new citizens' tenure decision of security housing vary in different cities.Finally,based on the conclusions of quantitative research and qualitative research,this paper summarizes the migration characteristics of new citizen groups and the demand characteristics of social housing,and puts forward relevant suggestions for improving the theoretical framework of security housing for new citizen groups.
