Real estate industry is one of the most important part of national economy,as there is close connection between them.In 2014,both the quantity and price of commercial residential building of China went down year-on-year;the inventory of commercial residential building remains high;the acceleration rate of investment of real estate dropped apparently.From a policy perspective,government has transformed idea and method on real estate adjustment and control already,mainly reflected in the reinforce respect of the law of market.Under those certain economic and policy environment,real estate enterprises face significant challenges on accelerate marketization.Supplier selection is directly relative to the purchase cost of core enterprise,while also has vital influence on the integrity,continuity and harmony of supply chain.As an important part of the supply chain of real estate enterprise,contractor related issues have not got sufficient attention yet.Concerning supplier selection,the majority of enterprises still adopt qualitative method,which obviously have little warranty of accuracy and intensivism.This paper base on supplier selection theory,start from company's current situation,follow the steps of problem location and exploration of potential solutions to discuss contractor selection of company W.Firstly,introduce background and significance,and give an overview of related literature.Secondly,analyze current problems exist in company W and state the idea of possible approach.Then,build a set of contractor-select indicator system with detailed quantitative method.On top of that,according to the practical situation of company,the improved TOPSIS is determined as the basis model of this certain problem.The last key part is example verification,which is exert on project X to find out the best choice.This paper applies the supplier selection method which is both qualitative and quantitative as well as theoretically mature to the real estate industry,in order to ameliorate actual extensive form of supplier management.Based on the practical and economical point of view,this paper puts forward a reasonable contractor selection approach for real estate enterprise,which aims to reduce cost,increase efficiency and enhance competitiveness ultimately.
