Land market is an important part of the market system, which is influence of resources, industrial layout and other important aspects of economic and social impact, as housing construction must rely on land, residential land supply and the supply structure have a essential affect to the development of housing market Because Xi'an is in the current high-speed stage of urbanization, rapid growth of investment in residential construction and development, residential development have been expanding, increasing demand for housing land and growing between supply and demand. But at the same time, residential land use also exist in the use of inefficient, wasteful and structural imbalances and other issues.The paper will refer and apply theory of China and other countries to residential land, and by using the land market of Xi'an as a research target adopt qualitative andquantitative analysis methods and Combine the characteristics of land resources in Xi'an and the course of development and residential land market status of market development to depply analyzed the impact of the supply of residential land supply and structural factors, and constructed residential demand and supply forecasting the theoretical model to predict the period of Xian 125 demand and supply of residential land size, and the basis for this prediction as the "supply leading demand, combined with supply and demand" principle as a guide, work out in Xi'an during the second 5 and the supply of residential land supply in the structure of the land supply plan. Finlly, the paper put forward relevant suggestions to Market participants and government regulators about Xi'an and supply of residential land supply problems and structural change in the future development trend. Through research, we find that have many forecasting methods and theoretical models for residential land at home and abroad. This is used by forecast residential demand and supply, and through the average volume rate have conversed housing land demand and suppy forecasts. Meanwhich,there are many factors of housing demand and supply, Investment factors, demographic factors, income, land development and utilization level and the level of construction industry development in this factors are import influence of housing demand and supply.
