| In our country,the current industry of most provinces and regions is on the important time nodes that economic development is upgrading.Nevertheless,as people’s production and living of social activity center,the rural residential areas in China and the town existing that land for residential areas to reduce lag behind the pace of urbanization of rural population,and rural per capita residential land area distribution caused by the phenomenon such as waste of common land.Therefore,the renovation of land use in rural residential areas is an important work under the development background of new rural construction in China.This paper takes Liaobu town where is a highly urbanized area in Dongguan,Guangdong province as the object,comprehensively considering the regional and economic conditions of Liaobu town,ultimately analyzing and evaluating the potential of remediation of rural residential areas.The research object of existing rural residential areas is mostly poor mountainous areas,while there are few researches on the land use related problems of rural residential areas in highly urbanized and developed industrial economy areas.On the basis of analyzing the utilization status and layout of rural settlements in Liaobu town,the author calculates the potential of land improvement in rural settlements and tries to find out a renovation route suitable for local government in Liaobu town.Potential research in the existing regulation system on the basis of considering the local policy,infrastructure conditions,the influence of various factors,using GIS software technology,through the establishment of spatial attribute database,reasonable division of evaluation unit,constructing scientific and effective evaluation system of rural residential renovation,combined with the fixed potential measuring results to evaluate the potential advantages of the study area,summed up the reasonable scheduling in rural residential land use regulation,further select appropriate step in the development of local rural residential areas,Lao regulation mode.The results show that:(1)The main factors affecting the renovation of rural settlements in Liaobu town are the town’s economic factors and the local farmers’ concept.As the main policy of the government of Liaobu town,the need of industrial economic development and the intensive use of land resources are highly urbanized.In terms of the local farmers’ concept,under the background of the existing land policy,the willingness of local villagers,represented by the polarization of traditional thoughts and the hope of improving the living environment,as well as the lack of integrated utilization of the compensation for farmers and the capital chain,has become the constraint of the renovation of local rural settlements to some extent.(2)At present,the standard method of per capita construction land is mostly used in the evaluation of the renovation potential of township rural residential areas.After obtaining the result of theoretical regulation potential through calculation,this paper integrates the local natural resources,population and social resources,economic resources and other factors to carry out the comprehensive coefficient correction,so as to calculate the real potential.The results show that the theoretical potential of rural settlements improvement in Liaobu town is 2029.44 hectares and the practical potential is 906.64 hectares.(3)The potential advantage evaluation was carried out on the evaluation results of practical potential of renovation.Combined with the evaluation results,the potential of renovation of rural residential areas in Liaobu town was divided into four levels by the four-quadrant method of renovation classification.Results show that Fu Zhushan village,Shangdi village,Chen Jiapu village,Shi Longkeng village and so on are the first-level renovation areas.Fu Zhushan village,Liangbian village,Xia Lingbei village are the secondary remediation areas.Liu Wuxiang village,Zhuyuan village,Shangtun village and Changkeng village are the tertiary remediation area.Yaole village,Niuyang village,Xixi village and so on are the fourth-level renovation areas.Among them,the primary and secondary renovation areas are 328.69 hectares and 166.73 hectares respectively,accounting for 36.25% and 18.39% of the total area to be renovated.(4)Take the results of regulation level as determining the step of rural residential renovation scheduling,appointing the specified level of regulation and the secondary regulation for the whole town which is preferred to carry out the treatment area.Area for tertiary regulation again after conditions are permitted to carry out the renovation work,area on level 4 regulation that rural residential renovation work will be on the final.Based on the original township rural residential renovation,on the basis of theoretical research,the potential advantages of real potential for control,four quadrant regulation partition method is used to judge the whole town level of rural residential renovation,scheduling decision regulation and regulation mode,choose to suit local needs based on different regulation mode to the current situation of village renovation divided into functional areas,the full build a township of rural residential land renovation technology framework,high feasibility study,its research method in other towns can be moderate. |
