With the boom of the domestic real estate market in recent years,property management enterprises are developing rapid along with the appearance of more and more buildings such as residential quarters,commercial office buildings and comprehensive office buildings.Also,the competition among property management is intensifying due to the its low access threshold and investment.It is necessary to strengthen internal management,improve management level if property management enterprises want to maintain healthy development,and human resources management is always the core.GanSu Century Square Property Management Co.,Ltd.is a property management company of a comprehensive office building.After continuous development of many years,the content of the company's performance assessment appears to be set irrationally,the examination cycle is too long.Therefore,how to design a set of scientific and reasonable performance appraisal system according to the actual situation of the Enterprise has become a difficult problem.This paper takes GanSu Century Square Property Management Co.,Ltd.as the research object,focusing on the optimization of the company's performance appraisal system.First of all,use interview method and questionnaire survey method to study the current situation and existing problems of the performance appraisal system of GanSu Century Square Property Management Co.,Ltd.,and then on the basis of Balanced Scorecard and performance appraisal theory,optimize the performance evaluation system of GanSu Century Square Property Management Co.,Ltd.in terms of index,weight,evaluation standard,cycle,main body,etc.,forming a balanced scorecard-based performance appraisal system.At last,the operation flow and safeguard measures of the program are expounded to ensure the smooth operation ofthe performance appraisal system.The research of this paper has a positive supporting role in optimizing the company's performance appraisal system,improving the company's management ability and realizing the long-term strategic goal.It provides a theoretical reference for the same type of property management enterprises to establish performance appraisal system.
