| Real estate development investment and construction projects play a very important role in our national economy,but also play a very special role.However,real estate development and construction projects generally have the characteristics of large-scale project development and construction,large capital demand,long development cycle,and so on.Its schedule management naturally becomes a key part of the whole project control.In the whole panoramic process,the construction process of the project is the longest,and the technical difficulty is the greatest.Correspondingly,it is also the first application of the project management theory,and the most obvious stage of the effect.Up to now,the construction project management in the construction stage has formed a more systematic management process and rich management methods and tools.However,in this case,this part of scientific management methods and tools are not well used in other stages,especially in the early planning and construction application stage of the project,and there are few mature applications of project management methods and tools.The reasons are as follows:First,due to the significant characteristics of the early planning different from the construction stage,the application procedures are extremely lengthy and complex,the work involves many docking units,greatly affected by the policy,and there is an obvious "rule of man" feature.Secondly,because of its special policy and the flexibility of personal subjective consciousness,the concept of "impossible" has been formed in the industry for a long time.So in this part of work,the time limit is difficult to be controlled quantitatively.At present,it is mostly estimated by experience.With the development of the whole real estate industry,the maturity of the management level of all participants has been continuously improved,the efficiency of the government system and the quality of personnel have been continuously improved,which makes it possible for the project management methods and tools that have formed a system to be effectively applied to the early planning stage.Based on this background,this paper selects the key path method to study in the early planning stage of Y project of a listed company,in order to analyze and summarize some meaningful laws,principles,precautions and other knowledge for reference.This paper takes the actual project as a case,analyzes the problems in the preliminary work,and tries to find solutions with quantifiable project management methods,to play an optimization role.First,investigate the basic situation of Y project of the enterprise through the front-line situation of the project,understand the progress management situation of the project,figure out and judge the current progress,and find out the problems and omissions in the current work.Then,to analyze the existing problems and find out the reasons.Optimize the schedule and adopt reasonable schedule control methods.In order to provide reference for the follow-up development process of Y project and similar projects. |
