Abstract/Summary:
The generalization of talent introduction policies in large cities has led to significant changes in the age structure of the local labor force.Young high-quality talents have become another large immigrant group after the immigration of the rural migrants. However, the increasingly obvious trend of housing commercialization has led to a rising barrier to entry in the housing market, which means young people need to rely on rental housing market to meet the needs of dwelling.Furthermore, the rental housing market and policies have been strongly supported by government in recent years.Information technology such as the Internet has impacted the practice of collective communication, eroding the network of relationships based on the community level, and the strengthening of individual standards has given birth to a new model of youth living and interaction. In this case, youth long-term rental apartment community emerges mainly to meet the social needs and living experiences of young people.Such living choice contributes to the expansion of social capital of youth groups due to the physical environment and system construction, thereby achieving social integration and improving the quality of life of young people. This paper focuses on a new type of youth community formed in centralized long-term rental apartments, delving into the social capital, social integration and subjective well-being of young renters. In line with relevant researches and materials, taking field works, questionnaires, quantitative analysis and qualitative research into account, our work pays attention to Nanjing Bestbond Youth Apartment and view it as an empirical object.Dividing social capital into structural and cognitive dimensions and explores the impact of social capital inside and outside the community, and then summarizes the subjective well-being of the youth group from the perspectives of work, living and relationship satisfaction to explores the key factors affecting subjective well-being in social integration and social capital. As the empirical findings showed that:(1)The young tenants have a high degree of integration at the community level as well as strong subjective well-being,but there is still much room for improvement in social integration.(2)Social capital at the youth community level, both cognitive and structural, has significantly promoted community integration, yet social integration has not been affected by any social capital variables.(3)Community integration and social integration will always have a significant positive effect on the subjective well-being of young tenants, and the effects of different dimensions on job, living, and relationship satisfaction show certain differences.(4)In the youth community, the reported social integration of individual has a greater effect on subjective well-being than the role of social capital, which proves that the construction of youth communities helps individuals and community peers or neighbors to establish strong social ties, but this relationship does not necessarily become part of the available social capital. The article fills the lacuna for the lack of attention in domestic research for young people, especially the current high-education and high-skilled young immigrants.Combining the dramatically transformation background of Chinese urban system and spatial, the highly mobile groups in the youth communities and the social capital result from social contact reveal the current situation of social integration and subjective wellbeing of young tenants through empirical cases, based on which we provides improvement measures and reference for the urban planning, construction and management of the rental housing market operation mode and supply type,in order to guide the young people integrate into the city successfully. It has certain reference significant for Chinese first-and second-tier cities to build a harmonious society and develop a modern international metropolis. The chapters are arranged as follows:the first chapter lists the progress and social background of the current youth housing problems and community construction situation, based on which we propose the reasons, main issues and contributions of the study.Furthermore,we introduce the selected cases and data acquisition methods and sum up the basic characteristics of long-term rental apartment from the perspective of both physical environment and community system, then forms the research framework of this paper. The second chapter defines the concepts involved in the article as well as combing domestic and foreign research literature, mainly about the relationship between social capital, social integration.and subjective well-being in order to construct the theoretical framework and forming a specific way of variable operation. The third chapter reveals the social demographic characteristics of young tenants and the way of their daily life, analyzing the characteristics of social capital, social integration and subjective well-being data. The relationship between different variables are briefly discussed and summarized.Further, regression analysis is used to explore the correlation and function between the three concepts in order to find the reasons and the mechanism behind. The fifth chapter summarizes the main conclusions, recommendations and housing supply from the planning point of view of community development for youth. The whole thesis contains about 43 000 words,31 pictures and charts.
