At present,the real estate industry is an important part of China’s national economy.According to the GDP data in 2020,the added value of the real estate industry is 7.5 trillion yuan,accounting for 7.3%,and its upstream and downstream related industrial chains account for 17%.The real estate industry and related industries are one of the main revenue of local government finance and the largest field of consumption expenditure of most residents.As housing is the most basic demand of the people,the resource use efficiency of the real estate industry and the operation efficiency of real estate enterprises have attracted much attention.With the increasing competition in China’s real estate industry and the increasing regulation of the government,the real estate market is gradually changing from the disorderly and extensive development in the past and the savage growth driven by capital to high-quality development.Homebuyers and investors pay more attention to the product quality and operation ability of a single project.Running each project well is the basic logic for real estate enterprises to achieve high-quality development in the future.Therefore,this paper studies the operation efficiency of real estate residential development projects.Based on the method and model of data envelopment analysis(DEA),this paper evaluates and analyzes the operation efficiency of15 representative residential development projects in the residential development projects of X real estate company.Firstly,combined with the research on efficiency and management efficiency theory by Chinese and foreign scholars,this paper defines the definition of management efficiency.Then,combined with the characteristics of residential development projects,this paper defines the operation efficiency of residential development projects:the comprehensive efficiency of the operation and management of residential development projects.Under the similar external environment and the same internal environment,the operation level of one or some projects can more effectively achieve the project operation objectives and provide people with the operation and management ability of products that meet the needs compared with other projects in the same circumstances,It shows higher management ability and greater benefits than other projects,so as to realize the self value of the project.Based on this,through the collation and analysis of the articles on the operating efficiency of real estate in academic literature and the operating efficiency of real estate research institutions,combined with the characteristics of residential development projects,three investment indicators for evaluating the operating efficiency of residential development projects are identified: main business cost,number of employees and expenses;Two output indicators for evaluating the operating efficiency of residential development projects: main business income and profit.The data envelopment analysis method is selected and two DEA models of CCR and BCC are constructed to evaluate the operation efficiency of X company’s residential development project.Then this paper selects15 representative residential development projects of X company that meet the principle of sample selection to make DEA effectiveness evaluation and projection analysis of investment indicators.Finally,combined with Deap2.1 and DEASolver LV(V8)software:In the face of rapidly changing national policies and short-term fluctuations in the real estate market,company X should first start with two management measures of reducing costs and controlling expenses to ensure the healthy cash flow of the enterprise.Then,by strengthening dynamic cost management and establishing standardized design management,we can reduce the main business cost and improve the operation efficiency.At the same time,cost standards should be established to reduce unnecessary expenses.Then we should establish a clear logic for the study and judgment of the land to be acquired to avoid the precipitation of a large amount of funds due to the large area of land to be developed.Finally,facing the complete transformation of the business logic of the real estate market,we should speed up the organizational reform to meet the requirements of the future real estate market.Based on the above measures,the overall operating efficiency of X company will be continuously improved.This paper starts with the research on the operation efficiency of X company’s residential development project,combined with the characteristics of residential development projects and relevant literature,five main factors affecting business efficiency are identified.The data envelopment model is used to quantitatively evaluate and analyze the sample projects of X company,it verifies the applicability and feasibility of the data envelopment model in the evaluation of the operating efficiency of X company’s residential development project,as well as the practical value of this method in the evaluation of the operating efficiency of real estate projects.
