| With the growth of China’s economic strength,Chinese people’s understanding of housing,housing and housing has gradually improved,and constantly promote the development of commercial real estate industry with high quality.However,the whole operation of commercial real estate projects is very complex,and the risk management of the project is very challenging.Therefore,it is the difficult and pain point to select the risk factors of the project and adopt the income of commercial real estate projects in China.Daye City in Hubei Province,as one of the top 100 counties and the top 10 counties in Hubei Province,plays an important role in the development of county economy.This paper takes Daye Jinhu Mansion project as the research object and studies the risk management of the project from the standpoint of Daye Wan Real Estate Company.This article focuses on the following contents:first,Basic information of Daye Jinhu Mansion Project,For example,project construction background,project risk classification and characteristics,One by one,make an introduction;next,Using brainstorming,Delfee,and expert scoring,By analyze the risk factors of Jinhu Mansion project based on the root theory,Four main risk factors and16 secondary risk factors were locked;once more,Using the hierarchical analysis method(AHP)to build the three-level model of target layer,criterion layer and scheme layer,Using the fuzzy matrix constructed by fuzzy comprehensive evaluation(FAHP),The severity of the risk factors for Daye Jinhu Mansion project is obtained.Finally,the expert scoring method was selected again and combined with the root theory to sort out the countermeasures for high risk,medium risk and low risk,so as to provide reference opinions for the Jinhu Mansion project in Daye City.It provides reference for real estate companies in other counties across the country to identify risk,risk assessment and evaluation,risk prevention and response. |
