Real estate projects feature long construction period, large investment, complicated management and coordination and sensitive with market. There are various unpredictable factors in different time, and the change of external and internal factors correlated with time influences greatly the return on investment of the developing project.The systematic analysis in formulating method of project planning has been carried out in this article. Project planning is a process of thinking and of clarifying the objective, target and strategy, also is a rational judgment on how to launch, maintain and terminate the project. The project planning aims at providing the project management with the process map from the beginning of the project to the end. Project planning requires sufficient essential information, which will make project management aware that what not have done, when to start, what resources are needed, who is responsible, when to be done and the specification for the completed task.The writer has found the developers of multiple developing projects were rash in project deployment, project implementation and hurried in project handover through the study and investigation of developing projects management, and the project objectives have not been achieved as expectation in the engineering construction management. The major problem is the workable and complete project plan is not available or the plan is not closely followed.Focusing on these problems, after studying the project management experience from home and abroad and combining the practice, the key points of project management, which impact the progress in the overall operation, has been probed and analyzed in the operation of real estate developing process from the point of view in the practical operation. Two countermeasures have been pointed out in the real estate project management, firstly strengthening the project planning, and, next rigorously monitoring the project progress; additionally the study shall be conducted in project risks and actions.In conjunction with engineering practice, in this article the project planning study and the analysis of project risks and actions have been initiated completely in the project named "International Garden" sponsored by Beijing XX Estate Co., Ltd. Meantime referring to the latest information about the project management from home and abroad, a reference model of project planning and risk management has been worked out under the creative thinking of project operation in special situation.
