Steel structure houses (SSH for short) are favored because they have many advantages. For example, they are lighter and more anti-seismic, they can save time for construction; they are highly industrialized and environmentally friendly as well.With these remarkable advantages, SSH can keep pace with the requirements for a sustainable development of the national economy. Since the government encouraged the use of more steel structure, steel production has increased substantially. Steel structure used in construction has seen a rapid progress in recent years, especially in the field of housing construction. It is generally accepted that SSH will satisfy the development of our national economy, because in this kind of cost-saving houses, clay bricks will be replaced by cheaper mass-produced wall materials. In addition, a new efficient heating system will be involved. All these will make houses more comfortable, more functional, more automation-oriented, and more industrialized. SSH will be one of the major trends in the development of the housing industry for the 21st century. As the development of steel structure as well as the remarkable progress achieved in the research of this field, people became more concerned about the comprehensive evaluation of the architectural system of SSH as well as the industrialization of SSH. However, there is little research conducted to study the difference of the ratio of function to cost between SSH and houses with other structures. In order to promote the research of SSH, improve the energy-saving of SSH, and guide the industrialization of SSH, a research was conducted to comprehensively evaluate H type steel energy-saving houses. It aims to identify the reasonable range for applying this type structure and provide a scientific support for investment decision-making in housing industry. It is hoped this research will be helpful to reduce wrong investment decisions in using steel structure and promote the healthy development of Chinese economy. Based on a comprehensive literature review of historical development of SSH development and previous researches about evaluation of housing, this research explored the fundamentals of housing evaluation and establish an evaluation model with the theory of systematic engineering, value engineering, sustainable development, life cycle costing and hierarchy analysis process. Through a careful study of 30 real cases, the function and cost of H type steel of energy-saving houses in multi-story buildings, medium high-rises and high-rises are analyzed. With a comprehensive evaluation of the structural system, leading elements affecting the cost of the system are displayed in the thesis, and the scope is determined in which the system may be employed. It is believed that researches will be of both theoretical and realistic significance, and of both important economic and social value. The main tasks and conclusions of the dissertation are as follows: ①Based on the theory of systematic engineering, value engineering, sustainable development, life cycle costing and hierarchy analysis process, the principle of housing evaluation is provided, the approaches and methods for establishing an evaluation model are analyzed. Finally, an evaluation model is set up. ②More than 30 real cases are calculated and analyzed are conducted about the structural and economic properties of H type steel of cost-saving SSH in multi-story buildings, medium high-rises and high-rises. After a comprehensive evaluation of the architectural system, the scope is determined in which the system may be properly employed for the first time, on the condition that if this architectural system is limited between 12th and 21st floors, the ratio of function to cost will be pretty high. ③In the process of evaluating the sustainable development of this construction system, a concept has been got involved, that is, circular economy. A comparison of this concept was given between SSH and another two construction system, concrete structure and brick-concrete construction. it will give some advice to the sustainable development in the construction field. ④based on the experiences in some cases, a comprehensive and systematic analysis of H type steel of cost-saving houses in multi-story buildings was given in view of technical and economic factor for medium high-rises and high-rises. In addition, after comparing them with system of concrete structure and brick-concrete construction, it is found that the major factor affecting the cost of steel structure houses is the ratio of steel and wall planks. According to the findings, it is accepted that we should not only take steel ratio into consideration when we are considering the cost of SSH and those of concrete structure. What we should do is taking both ratio of steel and concrete into account. Conclusion can be regarded as an improvement in the aspect of SSH. It has brought an entirely new idea in this field in our country. ⑤Findings were based on much statistical analysis and a comparison between SSH and houses of other structures. Generally speaking, buildings of this architectural system have following features: 1)Saving weight.. Houses of this architectural system are 30% to 50% lighter than houses of brick-concrete construction and concretestructure. 2)Providing Larger available space. They provide larger available space for use which is 3% to 6% larger than that of houses of brick-concrete construction and concrete structure. 3)Costing less concrete. The amount of concrete needed for houses of this architectural system will be much less than that needed for houses of concrete structure and as the building become higher and higher, it can be seen more and more clearly. 4)A comparatively larger use of steel. It'll be more obvious as the increasing stories of buildings. However, as the increasing of stories of the building, the amount of steel used in SSH and that used in houses of concrete structure will get closer and closer. 5)Higher construction cost. Similarly, it will be more obvious when buildings have several stories. However, when buildings rise higher, construction cost of steel structure and that of concrete structure will come closer and closer. These technical and economic features may play a guiding role in design.
