Going deeply with the reform of land use system and carrying out new "Land Administration Law" in China, it is the essential task and main guarantee of construction of land market to establish a just, reasonable, scientific and transparent evaluating system. However, the work of urban land grading and valuing concerns much knowledge and demands a large deal of information, special techniques and system.This paper begins the discuss based on the "Rules of Urban Land Grading " and " Rules of Urban Land Evaluation " defined by The Territory and National Resource Agency. Firstly, it analyses the theory and method of grade-determination valuation of urban land in China .Then , it expounds about its technical way operating procedureand feasible method--illustrates with urban land' s base price renewin Chengdu city in 2000. Lastly, it provides some useful views and practical suggestions not only to theory of land price appraising but also to technical method of China' s urban land grading and basic land price evaluating .
