Since urban land use system happened in our country, urban land market has begun to grow up. The establishment and development increase finance income; improve urban land market and real estate finance market. But because of the deficiency of the system, there is a gray market. Many people and organizations expropriate and remise the land secretly, so the national assets pass away and land market is confused.Since the first land center appeared in Shanghai, many cities set up the organization accordingly. Now, there have come into being three patterns: market-leading pattern, government-leading pattern and Nantong pattern. These three patterns have some same and difference.This paper firstly puts up what is urban land reservation and management system; secondly analyzes the background and purse of the system's appearance; thirdly, analyzes foreign correlative information of experience; then, expatiate and compare the patterns in our country, finds what are the problems and what is advantage. Lastly, puts up the problems in the operating, and reasonable solutions.
