With the reform of the housing system deeply and the national economy growing, the realty business in our country rapidly grows up and becomes the pillar industry of the national economy. However, at present our realty corporations exist in such problems as small-scale assets small developing quantity low qualification and mismatching between operation capacity and resource stock. The development of whole industry still is at loosening stage. The low degree of resource concentration poor ability against risk and fund shortage have already become choke point of the development of realty business. Nowadays the realty policy files come on in succession. With the government and bank beginning to reconstitute the rule of the realty business, the requirement to the operation of the real estate market will be more strict and the difficulty that the corporation loans will be higher. So the above diseases of the realty corporation in our country need to be solved more urgently. Besides, since China joins WTO, the realty corporations overseas have in bulk entered into the market in China, which makes the realty business in the more rigorous stage. The quantities of realty corporations in our country can't compete with the realty corporations overseas in such aspects as money management talent and operating benefit. How to deal with the relation between competence and cooperation and how to survive have become the most important problem to solve. The theory about "strategic alliance" gives us beneficial revelation. In order to survive and develop, the realty corporation can adopt strategic alliance to integrate all corporation's prevalent resource, which is a effective method to strengthen the competence of the whole industry in short periods.The structure of the paper is as follows:Chapter 1 expatiates the relevant theory knowledge about strategic alliance such as the concept the characteristics the sorting , the cause of the strategic alliance and so on. Besides, this chapter analyzes the inevitability and significance that the realty corporations in our country choose strategic alliance.Chapter 2 firstly studies the organization structure of the strategic alliance for the realty business. Next it still analyzes the present condition that the realty corporations build up strategic alliances.Chapter 3 is the key to this paper. The chapter firstly builds the indictor system of the strategic alliance's partner choice and the model of the strategic alliance's partner choice by use of the fuzzy-neural network method. Moreover, the chapter studies how to choose the strategic alliance partner of the realty corporation.Chapter 4 expatiates the mechanism and risk management of the strategic alliances for the realty business. After presenting the basic rule and mechanism of strategic alliances, the chapter concentrates on the risk and the risk prevention.
